To be successful in this role, you must have at least 2-4 years of successful commercial construction experience in a design-build environment. A bachelor's degree in construction engineering/management is required. You must be able to read and understand engineering drawings, purchase orders, contracts, and cost coding systems. Knowledge of estimating techniques, cost control and material pricing is required. It's expected that you are familiar and comfortable with current technology.

Some things you can expect to do:

  • Develop a working understanding of budgets, schedules, cost accounting, invoices, contracts, change orders and other management tools.

  • Assume responsibility and communicate effectively with all internal and external customers.

  • May have more involvement in entire job cycle on selected small projects, under supervision.

  • Travel as needed.

  • Generate Requests For Information (RFIs) and track approvals.

  • Monitor and maintain shop drawing log and shop drawing coordination.

  • Complete thorough drawing review while utilizing the Ryan checklists.

  • Assist Project Manager and Superintendent with creating and executing Project Specific Quality Plan (PSQP).

  • Coordination and tracking of Vendor and Subcontractor deliveries.

  • Help manage Ryan Safety Policies and Procedures.

  • Participate in establishing and managing overall site logistics.

  • Participate in the city and jurisdictional permit inspection process.

  • Keep office and jobsite plans updated with RFIs and ASIs.

  • Manage the Punchlist process including Punchlist inspections, record Punchlist items and help manage completion of Punchlist work.

  • Participate in preparing and updating the project schedule.

  • Prepare agendas and minutes for the weekly construction meetings and take an active role in these meetings.

  • Assist Project Manager with project procurement through development of subcontractor RFP bid forms and bid form evaluation spreadsheets. Gain an understanding of unit costs, bid form evaluations and award procedures during the bid phase of a construction project.

  • Assist in Owner change pricing; prepare billings and review invoices.

  • Under supervision on selected small projects, prepare and control budget and schedule, award and negotiate subcontracts, participate in jobsite coordination meetings, review job status with Project Manager, prepare profit projections and complete Punchlist and project close-out items.

  • Support the estimating process and learn take-off software and unit cost analysis through preparing quantity take-offs.

  • Monitor assigned subcontracts, subcontractor schedules, and review and approve direct invoices and subcontractor pay apps.

  • Assist Project Manager with scheduling, creating agenda, and running key project milestone meetings (Release, Kickoff, Control, and Closeout)

  • Review owner contracts in detail.
