Maintenance Supervisor
Job Description:
We are looking for a highly motivated and experienced Maintenance Supervisor to join our team at College Town Communities. This individual will need to have outstanding knowledge of building trades, building maintenance and cleaning procedures. A Maintenance Supervisor is expected to have fantastic organizational and time management skills. You will display natural leadership and possess excellent communication skills when working with our team of maintenance technicians.
To ensure success, Maintenance Supervisors should display strong problem solving and decision-making skills with a solid understanding of building maintenance, repairs, refurbishments, cleaning and managing staff. Top candidates will be efficient at building and equipment maintenance procedures and have extensive knowledge of health and safety regulations and practices.
This position includes access to a company van which includes all necessary tools.
Responsibilities:
  • Inspect sites regularly to identify problems and necessary maintenance.
  • Prepare weekly maintenance schedules and allocate work as per forecasted workloads.
  • Employ, supervise and train maintenance technicians and job porters.
  • Coordinate daily cleaning and maintenance activities.
  • Communicate regularly with property managers and regional managers regarding all building and property related issues.
  • Conduct regular reviews with maintenance technicians and provide feedback regarding areas of excellence and areas for improvement.
  • Assist Human Resources with implementing disciplinary action as needed.
  • The maintenance supervisor will outline, develop, and manage specific capital projects as directed by the Director of Facilities Management.
  • Solicit and descope all 3rd party contractor bids to present to ownership.
  • The position may require the availability to work some nights, weekends, and occasional holidays. Regular attendance and active participation/planning at company functions and events is also required.
  • Weekly regional travel between properties.
  • Oversee all repairs and ensure that work is completed on time and correctly.
  • Maintain all inventory and equipment, and ensure proper storage.
  • Comply with all health and safety regulations and practices on site.
  • Conduct preventative maintenance work.
  • Conduct follow-ups on all maintenance and repair work.
  • Conduct safety inspections as scheduled.
  • Physical demands may include the ability to lift up to 50 pounds.

Maintenance Supervisor Requirements:
  • Bachelors degree (highly advantageous).
  • 2 years of experience as a Maintenance Supervisor (essential).
  • Strong knowledge of building trades, cleaning procedures and maintenance.
  • Solid understanding of health and safety regulations and practices.
  • Effective budgeting and performance management.
  • Fantastic organizational and leadership skills.
  • Great eye for detail.
  • Excellent communication and interpersonal skills.
  • Computer literate with capability in email, MS Office, Building Management software and related communication tools.
  • Smart phone literate with capability in texting, taking photos/videos, using approved and required apps.
  • Great time management skills.
  • Strong decision-making and problem-solving skills.
  • Valid Driver's License along with good driving record and auto insurance is required
