Position Summary

The Senior Project Manager reports to the VP of Operations and provides leadership across multiple projects and project teams. This role is responsible for the successful planning, coordination, and execution of complex commercial construction projects from preconstruction through closeout. The SPM provides advanced technical oversight, manages high‑risk or high‑value projects, supports business development efforts, and mentors Project Managers, Assistant Project Managers, and Project Coordinators. 


Key Responsibilities

Strategic Project Leadership
  • Lead all phases of large, complex, or high‑risk commercial construction projects from preconstruction through closeout. 
  • Establish and maintain project budgets, forecasts, schedules, and cost controls; ensure successful delivery within company profit, safety, and quality expectations. 
  • Identify schedule conflicts, scope gaps, and discrepancies in plans, contracts, and specifications; lead resolution with minimal oversight. 
  • Provide senior‑level judgment and decision‑making to keep projects on schedule, on budget, and in compliance with all requirements.
  • Represent the company with professionalism in all client, design team, and industry engagements. 

Advanced Project Coordination & Communication
  • Serve as the primary liaison between Owners, architects, engineers, subcontractors, and internal teams. 
  • Coordinate complex project logistics between office and field operations, ensuring clear and consistent communication across all stakeholders.
  • Prepare and deliver clear, well‑structured project reports, presentations, and updates to Owners and company leadership.
  • Demonstrate expert written and verbal communication skills in all project meetings, negotiations, and presentations. 

Operational Oversight & Technical Execution
  • Oversee procurement activities including subcontractor buyout, material purchasing, and vendor negotiations.
  • Review and approve change orders, RFIs, submittals, shop drawings, Owner billings, and subcontractor invoices.
  • Ensure accurate and timely cost coding, financial tracking, and forecasting for each project.
  • Manage project closeout including punch lists, warranties, O&M manuals, and as‑built documentation.
  • Maintain expert knowledge of construction means, methods, scheduling, sequencing, and industry best practices.

Team Leadership, Mentorship & Performance Management
  • Lead, mentor, and develop Project Managers, Assistant Project Managers, and Project Coordinators.
  • Provide constructive performance feedback, guidance, and training to advance team capabilities.
  • Foster a culture of accountability, teamwork, communication, and continuous improvement.
  • Set expectations and provide leadership during project kickoff meetings, progress meetings, and conflict‑resolution discussions.
  • Support creation of internal training programs and knowledge‑sharing initiatives in areas of specialty.
