β€’ Develop and manage a high performing team through team building, supervision, training, coaching and mentoring.Β Β 
β€’ Manage multiple and / or complex projects with minimal oversight from CM / PD.
β€’ Provide leadership in risk evaluation, contract negotiations, fee and pricing decisions.Β 
β€’ Assist CM / PD in negotiation of prime / owner contract through complete understanding of prime /owner contract terms and conditions.Β Β 
β€’ Manage project in compliance with owner contract terms and conditions
β€’ Execute timely and thorough buyout of all project trades, materials and equipment.
β€’ Prepare subcontractor scopes of work to prevent scope gap or overlap.Β 
β€’ Negotiate subcontracts through complete understanding of IMC subcontract terms and conditions.Β 
β€’ Develop and maintain client relationships without the immediate oversight of CM / PD.Β  Generate new sales.
β€’ Assist with management of preconstruction effort with internal and external teams / staff, from initial award through all design development phases.Β  Lead schedule, logistical coordination, and budget development efforts
β€’ Lead constructability reviews and management of value engineering.
β€’ Convert estimate into the formal construction budget and manage all required project budget revisions.
β€’ Work with the Superintendent and Safety Director to develop, implement, maintain, and enforce the Project Specific Safety Plan.Β  Drive enforcement of safety protocols by the project staff.
β€’ Immediately respond to any jobsite incident/accident/crisis in conjunction with the CM / Project Director, Safety Director and exhibit the personal behavior in regard to safety that demonstrates the commitment to return all workers home safely each and every day.
β€’ Establish, update and communicate master Project Schedule and manage its implementation.Β 
β€’ Expedite and ensure the on-time or early delivery of all project components and trades in the planned sequence to allow the Superintendent to efficiently complete the project on-time.
β€’ Ensure accurate and timely reporting of RFIs, change management, 3-week Look Ahead schedules, submittal and procurement logs and other related reports.Β Β 
β€’ Review shop drawings for compliance with contract documents.Β 
β€’ Generate and maintain a consistent sense of urgency throughout the project team and extended sub/supplier team to maintain the energy level required to stay on or ahead of schedule throughout the project.
β€’ Manage and evaluate construction progress and trade performance and ensure all projects are completed within the Contract Time.
β€’ Provide technical assistance and support to the Superintendent for all project components.
β€’ Execute all steps for timely project close-out.
β€’ Promote the growth and development of subcontractor and vendor relationships.
β€’ Detailed analysis and preparation of monthly Project Status Reports
