Client Overview:

Our Client is the operating platform for a landmark mixed-use development on Brooklyn’s waterfront in New York City. This historic complex has undergone a $400M transformation, evolving into a vibrant hub for creative businesses and a central player in the city's innovation economy. The development involves an ambitious multi-phase repositioning to transform historic industrial buildings into a thriving environment for over 500 unique companies. Our Client is hands-on with all aspects of ownership, including development, management, leasing, and operations, and is dedicated to driving the development’s ongoing success and ensuring it continues to fulfill its role as a major center of commerce and local employment.

Role Overview:

Our Client is seeking a talented and experienced Asset Manager to join them at the Senior Analyst level to manage their landmark mixed-use urban campus development. S/he should have a minimum of 2 years of progressive experience in real estate asset management, preferably within commercial or institutional settings. The Asset Management Senior Analyst will be responsible for maximizing real estate value by developing and executing business plans on assigned real estate projects and providing institutional-quality reporting to assist in strategic decision-making across the organization. This person will work in a fast-paced and demanding environment. The ideal candidate will be self-motivated and an independent thinker.

Key Responsibilities:

● Develop and execute strategies to enhance property performance and increase revenues.

● Analyze financial data, including budgets, forecasts, and cash flow projections, to identify opportunities for improvement and cost-saving measures.

● Underwrite and provide credit analysis for lease transactions.

● Maintain, refresh, and reforecast internal ARGUS cash flow projections.

● Prepare comprehensive reports and presentations for the partnership, investors, and senior management, highlighting key performance indicators, financial metrics, and strategic recommendations.

● Support the production of both the annual business plan and budget.

● Monitor market conditions, competitor activities, and industry trends to identify emerging opportunities and threats.

● Update and manage Asset Management property level cashflow and business segment reporting.

● Assist in capital markets initiatives, including managing relationships and communication with lenders.

Qualifications:

● 2+ years of experience working for an institutional quality Real Estate investor, lending institution, or Real Estate Investment Trust.

● MBA candidates are encouraged to apply.

● Ability to generate complex reports and synthesize large data sets in Microsoft Excel

● Knowledge of how to leverage VLOOKUP/HLOOKUP, INDEX & MATCH, SUMIF(S), COUNTIF(S), PMT, XIRR, and XNPV functions in Excel to optimize efficiency of reporting.

● Argus Enterprise experience required; Certification preferred.

● Strong analytical skills and quantitative skills.

● Ability to prioritize workload and operate autonomously.

● Highly organized, motivated, and able to multi-task effectively in a deadline-driven environment while maintaining strict attention to detail.
