Preconstruction Manager Commercial Construction
Location: Albuquerque, NM / New Mexico (Santa Fe, Rio Rancho)
Compensation: Base Salary plus bonus
Signing Bonus: $20,000 (inquire for details)

SDV Construction is seeking an experienced Preconstruction Manager (Commercial Construction) to lead estimating and early-stage project strategy across Albuquerque, Santa Fe, Rio Rancho, and the broader New Mexico market.

This role is designed for a leader who thrives in conceptual estimating, CMAR, and design-build environmentssomeone who understands how to translate early design into accurate, competitive budgets while aligning owners, design teams, and internal stakeholders.

You will play a critical role in shaping projects before they break groundpartnering with business development, operations, and clients to ensure every pursuit is well-qualified, well-priced, and positioned for successful execution.

Key Responsibilities
  • Lead preconstruction and estimating efforts for commercial construction projects from concept through GMP development
  • Perform conceptual estimating, cost modeling, and value engineering to align scope, budget, and owner expectations
  • Guide clients through CMAR and Design-Build delivery methods, providing consultative support and budget clarity
  • Conduct detailed plan and specification reviews, quantity takeoffs, and subcontractor bid analysis
  • Collaborate with business development, operations, architects, and engineers to ensure cohesive project planning
  • Develop and manage subcontractor and vendor relationships to support competitive pricing and market insight
  • Utilize estimating software and CRM tools (PlanSwift, BuildingConnected, Excel) to track opportunities and ensure accuracy
  • Mentor and support estimating staff, promoting consistency, accuracy, and process improvement
Qualifications
  • 10+ years of preconstruction, estimating, or commercial construction project management experience
  • Proven expertise in conceptual estimating, CMAR, and Design-Build project delivery
  • Strong understanding of construction materials, methods, and current market conditions
  • Experience working with owners, architects, engineers, and subcontractors in a collaborative environment
  • Proficiency in estimating software and tools (PlanSwift, BuildingConnected, Excel, or similar)
  • Ability to manage multiple projects while maintaining accuracy, timelines, and attention to detail
  • Bachelor's degree in Construction Management, Engineering, or related field preferred
