The Real Estate Analyst is responsible for performing operational tasks associated with all aspects of the DNOW global real estate portfolio.

JOB RESPONSIBILITIES:

  • Assist operations in identifying new and/or replacement property opportunities (with the assistance of outside brokers). This assistance includes providing opinions of value and other relevant market condition information to enable rates/purchase prices to be negotiated and a good financial decision to be made
  • Assist operations (with the assistance of outside brokers) in subleasing and/or negotiating early termination agreements with landlords to vacate rental premises which are no longer needed and assisting operations in selling (with the assistance of outside brokers and title/escrow companies) owned properties which are no longer needed
  • Oversee the facility closure process to ensure that premises are properly exited when required under the applicable lease or property sale agreement. This includes promptly notifying Environmental of pending or potential closures as soon as known to allow environmental inspections to be scheduled
  • Maintain rent roll database for DNOW LP and ensuring only valid rent expenses are included. Rent roll should tie to Lease Harbor system & financials. Includes annual review of global lease schedule for external reporting.
  • Be the central contact under leases, answering landlord inquires if possible and sending any notices received to the appropriate department for handling
  • Assist operations in answering questions that they may have of obligations under their leases when requested and communicating with other departments such questions if necessary
  • Prepare lease renewals and other real estate documents that may be required (and seeking legal department assistance for documents when necessary)
  • Gather property values by location and notifying the insurance department of any changes to such values (new properties being entered; existing properties being vacated and relocations) to ensure that correct property insurance coverage can be maintained
  • Any other tasks assigned or incidental to overseeing the administration of DNOW's real estate portfolio
  • Other duties as assigned

JOB REQUIREMENTS:

  • High School diploma or GED (required)
  • Bachelor's degree (preferred)
  • Minimum 1-2 years' experience in global real estate
  • Knowledge of FR system
  • Ability to communicate effectively (verbal and written).
  • Proficiency in Microsoft Excel, Access, Word and PowerPoint.
  • Working knowledge of SAP and Access preferred.
