The Director of Grounds & Community Infrastructure provides strategic leadership, administrative oversight, and operational direction for the Grounds, Park Ranger, and Road Ranger teams. This position is responsible for ensuring the safety, appearance, functionality, and long-term stewardship of community assets while supporting field operations through budgeting, scheduling, documentation management, SOP development, reporting, and resource planning. The Director serves as the primary liaison between field personnel, leadership, contractors, and community stakeholders to ensure operational excellence and consistent service delivery across the organization.

RESPONSIBILITIES

• Lead the strategic planning, administration, and oversight of grounds maintenance, roadway operations, and infrastructure-related services to ensure the safety, appearance, and functionality of community assets.

• Provide leadership and direction to the Grounds, Park Ranger, and Road Ranger teams by establishing performance expectations, developing staff, and fostering a culture of accountability, professionalism, and customer service.

• Manage the administrative functions supporting field operations, including scheduling, inventory management, documentation, reporting, and resource allocation to ensure efficient and effective service delivery.

• Develop, implement, and maintain departmental policies, standard operating procedures (SOPs), training programs, and operational records to promote consistency, compliance, and continuous improvement.

• Oversee departmental budgets, purchasing activities, and operational expenditures while identifying opportunities for cost savings, process improvements, and long-term resource planning.

• Coordinate with contractors, vendors, developers, utility providers, governmental agencies, and internal stakeholders regarding maintenance activities, infrastructure projects, community improvements, and operational initiatives.

• Conduct regular inspections, evaluate operational performance, analyze service metrics, and implement corrective actions to ensure community standards, safety requirements, and organizational objectives are consistently achieved.

• Provide leadership with recommendations, reports, and strategic plans related to asset management, infrastructure improvements, staffing needs, operational priorities, and the long-term stewardship of community resources.

REQUIREMENTS

Quali?cations & Experience

• Bachelor's degree in Business Administration, Public Administration, Facilities Management, Landscape Management, Construction Management, Operations Management, or a related field preferred. Equivalent combination of education and experience may be considered.

• Minimum of five (5) years of progressively responsible leadership experience in grounds maintenance, public works, facilities operations, community management, infrastructure services, field operations, or a related environment.

• Minimum of three (3) years of supervisory or management experience leading multiple teams, departments, or operational functions.

• Experience developing and managing departmental budgets, procurement activities, and operational expenditures.

• Experience managing vendors, contractors, service agreements, and procurement processes.

• Experience developing policies, procedures, standard operating procedures (SOPs), and operational documentation.

• Experience with workforce scheduling, resource allocation, project coordination, and operational planning.

• Experience utilizing technology platforms, work order systems, reporting tools, and Microsoft Office applications.

• Experience within a master-planned community, municipality, HOA, community association, public works department, or similar environment preferred.

• Valid Florida Driver's License with an acceptable driving record.

• Strong analytical and problem-solving abilities with the capacity to evaluate operational challenges and implement effective solutions.

• Proficiency in Microsoft Office Suite, including Word, Excel, Outlook, and PowerPoint, as well as operational management and reporting systems.

• Ability to interpret reports, operational data, contracts, and technical information to support decision-making and strategic planning.

• Strong organizational skills and attention to detail with the ability to maintain accurate records, documentation, and compliance requirements.

• Ability to adapt to changing priorities while maintaining a high level of professionalism, accountability, and customer service.

PHYSICAL REQUIREMENTS

The physical requirements can vary, but generally, they may include:

• Lifting: Up to 30 Lbs

• Mobility: Ability to sit, stand, walk, climb stairs, bend, stoop, kneel, and traverse a variety of indoor and outdoor environments for extended periods.

• Working conditions: Work is performed in both office and field environments. Regular exposure to outdoor weather conditions, including heat, humidity, rain, and sun. Frequent travel throughout the community to inspect grounds, infrastructure, facilities, and operational activities. May occasionally be exposed to construction zones, maintenance activities, traffic, noise, dust, and uneven terrain.

• Personal protective gear: Required to wear appropriate personal protective equipment (PPE) when visiting operational, maintenance, construction, or infrastructure work sites, including but not limited to safety vests, hard hats, safety glasses, hearing protection, gloves, and closed-toe footwear, as circumstances require.

• Manual Dexterity: Requires sufficient manual dexterity to operate computers, tablets, mobile devices, office equipment, vehicles, and standard business tools. Must be able to prepare reports, review documentation, utilize operational software systems, and perform inspections requiring the handling of equipment, materials, and records.

• Driving: Ability to operate a vehicle to perform certain job functions. (Please note: We will request and review an MVR at the time of hire and on a periodic basis thereafter to ensure that employees maintain a satisfactory driving status.)
