Position Summary:
ExplorUS is seeking a results-driven Revenue Manager to maximize lodging revenue and profitability across our portfolio. This role will lead portfolio-wide pricing, inventory, forecasting, and distribution strategy.
The Revenue Manager will monitor and optimize ADR, occupancy, RevPAR, booking pace, pickup, inventory, channel mix, and OTA performance. This position requires a highly analytical and commercially focused individual who can quickly translate data and market conditions into effective pricing and revenue strategies. This position is located on-site, in-person at our corporate office in Overland Park, KS.
Responsibilities:
Revenue Strategy amp; Pricing
  • Manage daily pricing and revenue strategy across multiple lodging properties.
  • Develop property-specific strategies to maximize ADR, occupancy, RevPAR, and total revenue.
  • Monitor booking pace, pickup, booking windows, demand trends, competition, and market conditions.
  • Identify high-demand, compression, and soft periods and adjust pricing accordingly.
  • Implement dynamic pricing strategies based on seasonality, market conditions, and demand.
  • Optimize room-type pricing, premium inventory, and peak/shoulder/low-demand periods.
Inventory amp; Yield Management
  • Manage room availability, inventory controls, restrictions, and yield strategies.
  • Implement minimum length-of-stay and other restrictions during high-demand periods.
  • Optimize remaining inventory as arrival dates approach.
  • Monitor out-of-order rooms and operational factors that impact revenue.
  • Ensure inventory is positioned appropriately across distribution channels.
OTA amp; Distribution
  • Lead OTA and third-party distribution strategy across the portfolio.
  • Manage OTA pricing, promotions, availability, restrictions, and inventory allocation.
  • Monitor rate parity, channel performance, and acquisition costs.
  • Reduce unnecessary OTA dependency and identify opportunities to increase direct bookings.
  • Partner with Marketing and property teams to improve direct booking performance and overall channel mix.
Forecasting amp; Reporting
  • Produce portfolio-level revenue reports, forecasts, and performance analysis.
  • Track performance against budget, prior year, forecast, and market benchmarks.
  • Analyze ADR, occupancy, RevPAR, pace, pickup, booking windows, and channel mix.
  • Identify revenue opportunities and risks and provide clear recommendations to leadership.
  • Measure the financial impact of revenue strategies and continuously adjust based on results.
Property amp; Leadership Support
  • Partner with General Managers and property leadership to implement revenue strategies.
  • Conduct regular revenue strategy meetings and provide pricing guidance.
  • Educate property teams on revenue management practices and pricing decisions.
  • Support group pricing, promotions, packages, property transitions, and new openings.
  • Partner with the Vice President of Lodging amp; Guest Experience on portfolio-wide commercial strategy.
  • Other duties as assigned.
Qualifications amp; Experience:
  • 5+ years of hotel, resort, or multi-property revenue management experience preferred.
  • Experience managing revenue strategy across multiple properties or markets strongly preferred.
  • Strong knowledge of ADR, occupancy, RevPAR, pace, pickup, forecasting, booking windows, and yield management.
  • Experience with OTA and third-party distribution strategies.
  • Experience with property management systems, revenue management systems, channel managers, and BI/reporting platforms.
  • Cloudbeds experience preferred but not required.
  • Advanced Excel and analytical skills with the ability to turn data into actionable strategies.
  • Strong financial, communication, and presentation skills.
  • Ability to influence and collaborate effectively with property leadership.
  • Experience in seasonal, destination, resort, outdoor hospitality, or geographically diverse portfolios is highly desirable.
