About the Opportunity

We are seeking an experienced Retail/Commercial Property Manager to lead the operations, financial performance, and team execution of a commercial retail portfolio. This role is ideal for a hands-on leader with deep retail property expertise, strong financial acumen, and a passion for developing high-performing teams.

Key Responsibilities

Portfolio & Operations Leadership

  • Oversee day-to-day management of assigned commercial retail properties, ensuring safe, well-maintained, and cost-effective operations
  • Lead vendor sourcing, contract negotiation, and service performance management
  • Ensure accurate lease administration, including commencements, terminations, assignments, and enforcement
  • Conduct and oversee monthly daytime and nighttime property inspections with reporting and documentation
  • Manage rent collections, delinquency resolution, tenant notices, and eviction processes when necessary
  • Serve as primary liaison between ownership, tenants, vendors, and internal stakeholders

Financial & Asset Management

  • Develop and manage annual OpEx and CapEx budgets; monitor monthly variances and forecast performance
  • Review and approve invoices, expenses, and purchase requests to ensure accuracy and budget compliance
  • Oversee financial reporting accuracy including rent rolls, variance analysis, and monthly owner reports
  • Identify and manage property enhancements to maximize asset value

Qualifications

  • 5+ years of commercial retail property management experience
  • Strong time and task management skills
  • Strong financial literacy with hands-on experience in budgeting, forecasting, and variance analysis
  • Proficiency with property management systems (Yardi preferred) and Microsoft Office
  • Excellent communication, negotiation, and stakeholder management skills
  • Bachelor’s degree preferred (High School Diploma or GED required)
