Job Title: Project Manager – Commercial Construction

Job Description

The Project Manager leads complex commercial construction projects from preconstruction through closeout, ensuring they are delivered safely, on time, and within budget. This role combines strong financial management, team leadership, and client-facing responsibilities to drive successful outcomes on large, complex projects across sectors such as public works, hospitality, restaurant, retail, and tenant improvements.

Responsibilities

  • Own the overall financial performance of assigned construction projects, ensuring profitability and cost control.
  • Develop, monitor, and manage detailed project budgets, cost projections, and equipment forecasts.
  • Partner closely with accounting to build and maintain accurate financial tracking systems for each project.
  • Review and approve invoices, assign appropriate cost codes, and make strategic budget adjustments as needed.
  • Produce accurate monthly owner billings and ensure timely collection of payments.
  • Prepare, execute, and manage subcontract agreements with trade partners and suppliers.
  • Select and manage subcontractors and suppliers to align with project goals, quality standards, and budget constraints.
  • Oversee contract administration, including subcontractor buyouts and billing processes.
  • Resolve performance or cost disputes with trade partners in a timely and professional manner.
  • Lead, coach, and mentor Field Engineers and Project Engineers, providing clear direction and ongoing support.
  • Deliver performance feedback and support career development for project team members.
  • Ensure adherence to company processes, procedures, and standards across all project activities.
  • Review and approve field staff time to support accurate payroll and job costing.
  • Serve as the primary point of contact for project owners and on-site representatives.
  • Support the review, negotiation, and administration of owner contracts.
  • Proactively address project concerns, issues, and risks while maintaining strong client relationships.
  • Provide consistent, transparent communication to drive client satisfaction and encourage repeat business.
  • Identify and evaluate scope changes throughout the project lifecycle.
  • Coordinate scope change approvals with owners, design teams, and internal stakeholders.
  • Manage and process formal change orders accurately and efficiently.
  • Maintain and update the project schedule, ensuring milestones and completion dates are met.
  • Monitor and manage project budgets to keep work on track financially from start to finish.
  • Drive quality control, safety, risk management, and compliance initiatives on the jobsite.
  • Lead project closeout activities, including punch lists, documentation, and final turnover to the owner.
  • Support preconstruction efforts, including budgeting, intermediate estimating, and planning.
  • Contribute to business development initiatives by supporting proposals, presentations, and client meetings.
  • Lead negotiations related to claims, disputes, and project changes to reach fair and timely resolutions.

Essential Skills

  • At least 5+ years of experience as a Project Manager in commercial construction.
  • A minimum of 8+ years of experience in construction management.
  • Proven track record managing large, complex commercial projects of $20M or more.
  • Experience across sectors such as public works, job order contracting (JOC), hospitality, restaurant, retail, and tenant improvement projects.
  • Experience in preconstruction and intermediate-level estimating.
  • Strong leadership skills with the ability to manage, mentor, and delegate across diverse project teams.
  • Solid understanding of construction contracts, contract administration, and industry best practices.
  • High level of organization with the ability to manage multiple priorities and projects simultaneously.
  • Advanced proficiency in Microsoft Office applications.
  • Advanced proficiency in MS Project for scheduling and project planning.
  • Advanced proficiency in Bluebeam for document review and collaboration.
  • Advanced proficiency in Procore or similar construction management platforms.
  • OSHA 30 Certification.
  • Strong communication and client-facing skills, with the ability to build and maintain long-term relationships.
  • Demonstrated ability to drive project safety, quality, and compliance initiatives.

Additional Skills & Qualifications

  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field is preferred.
  • Experience working on public works projects such as fire stations is a plus.
  • Experience managing hotel remodels and renovations is beneficial.
  • Ability to work effectively in a collaborative, team-oriented environment where individuals wear multiple hats.
  • Strong problem-solving and negotiation skills, particularly in handling claims, disputes, and change management.
  • Comfort working in a fast-paced environment with multiple active projects and stakeholders.

Work Environment

This is a salaried, onsite role based at active jobsites. The specific project assignment will depend on the current pipeline and may include public works projects, such as fire stations, or hotel remodel and renovation projects, as well as other commercial construction work. The standard schedule is Monday through Friday, with start and end times to be determined based on project needs. The work environment emphasizes teamwork, a family-oriented culture, and a collaborative atmosphere where team members frequently take on multiple responsibilities. Pay and Benefits

The pay range for this position is $120000.00 - $140000.00/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
