Residential Property Leasing Professional information

How does a residential property leasing professional typically collaborate with property owners and maintenance teams?

A Residential Property Leasing Professional acts as a key liaison between property owners and maintenance teams to ensure that tenant needs are addressed promptly and properties remain in excellent condition. They regularly communicate owner expectations to maintenance staff, coordinate repairs or upgrades, and provide feedback on tenant concerns or recurring issues. This collaborative approach helps maintain high tenant satisfaction, supports property value, and ensures compliance with leasing agreements.

What are the key skills and qualifications needed to thrive as a residential property leasing professional?

To thrive as a Residential Property Leasing Professional, you need strong sales abilities, market knowledge, and experience in property management, typically supported by a high school diploma or real estate license. Familiarity with property management software (such as Yardi or AppFolio), CRM systems, and online listing platforms is essential. Exceptional interpersonal skills, negotiation abilities, and attention to detail help professionals build trust with tenants and property owners. These skills are vital for maximizing occupancy rates, ensuring tenant satisfaction, and maintaining smooth leasing operations.

What is the difference between Residential Property Leasing Professional vs Leasing Agent?

Both roles involve leasing rental properties and often require real estate licenses. The Residential Property Leasing Professional typically works within property management companies or landlords, focusing on tenant screening and lease agreements. A Leasing Agent also handles showing units and lease negotiations but may work more directly with leasing agencies or brokerages. While their duties overlap, the Residential Property Leasing Professional often has a broader scope within property management environments.

What does a residential property leasing professional do?

A Residential Property Leasing Professional is responsible for managing the rental process for residential properties, such as apartments, houses, or condos. Their duties include marketing available units, screening potential tenants, handling lease agreements, and coordinating move-ins and move-outs. They also address tenant inquiries, ensure properties are maintained, and often act as a liaison between property owners and renters. The goal is to maximize occupancy, maintain positive tenant relations, and ensure compliance with housing laws and regulations.

Is being a residential property leasing professional a good career?

A residential property leasing professional helps landlords find tenants, manages property showings, and negotiates lease agreements. The role often requires strong communication skills, knowledge of local rental laws, and can offer flexible schedules and commission-based income. It can be a stable career path with opportunities for advancement in property management or real estate sales.

Why is it so hard to get a residential property leasing professional job?

Residential property leasing professionals often face competition due to high demand for rental properties and the need for strong sales and customer service skills. Employers may also require relevant certifications, such as a real estate license, and experience with leasing software or property management systems, which can limit entry-level opportunities.

Are you a high-performing leasing professional who thrives on challenges, enjoys travel, and knows how to drive results?

Brookside Properties is seeking an experienced Traveling Leasing Professional to support apartment communities across Tennessee, Alabama, Arkansas, and occasionally Mississippi. This is not your typical leasing role. We're looking for a sales-driven professional who can step into communities needing additional leasing support, quickly build rapport with prospects, increase occupancy, and help solve leasing challenges.

If you enjoy variety, independence, and making an immediate impact wherever you go, this could be the perfect opportunity.

What You'll Do

  • Travel extensively throughout our portfolio, providing on-site leasing support where it's needed most
  • Assist communities experiencing occupancy challenges, staffing transitions, lease-up activity, or increased leasing demand
  • Conduct apartment tours and convert prospects into residents
  • Build and maintain a strong prospect pipeline through phone, email, text, and in-person interactions
  • Execute marketing and outreach initiatives to increase traffic and leasing activity
  • Deliver exceptional customer service throughout the prospect and resident experience
  • Ensure leasing offices, model apartments, and community amenities are tour-ready
  • Support property teams with leasing best practices and sales-focused strategies
  • Maintain accurate prospect and resident information within property management systems

What We're Looking For

  • Proven success in apartment leasing and multifamily housing experience
  • Strong closing skills and ability to build relationships quickly
  • Self-motivated, adaptable, and comfortable working independently
  • Excellent communication and organizational skills
  • Ability to learn new communities, markets, and teams quickly
  • Valid driver's license and ability to travel extensively
  • Comfortable with frequent overnight travel and changing assignments

Preferred Qualifications

  • Experience with Entrata or other property management software is a plus
  • Previous lease-up, floating, or multi-site experience is highly desirable

Why Join Brookside?

  • $65,000 annual salary
  • Leasing commission opportunities
  • Mileage reimbursement
  • Hotel and travel expenses covered
  • Full benefits package including medical, dental, vision, and 401(k)
  • Paid time off and holidays
  • Opportunity to work across multiple markets and make a measurable impact
  • Join a growing company that values initiative, performance, and professional development

Location Preference

Candidates should reside in or near Nashville, Huntsville, Chattanooga, or Memphis to allow for efficient travel throughout the assigned portfolio.

If you're the type of leasing professional who enjoys solving problems, driving occupancy, and helping communities succeed, we'd love to hear from you.
