Summary of Responsibilities:

The Resident Manager is a supervisory position and the person selected will act as the liaisonย between the residents of 555Ten and Extell Management Services Inc. ย The Resident Manager shall exercise effective judgment and decision making in the oversight of the daily operations of the building. ย Daily operations include repairs and maintenance of the propertyโ€™s equipment; property cleanliness and maintenance; proper planning for any emergency situations to include the monitoring and maintenance of the security, alarm, fire suppression and related systems; coordination with the building retail regarding the repair and maintenance of shared systems and equipment; and the management of satisfactory work performed by vendors and contractors.ย  This position performs regular walkthroughs of the property to identify and address any issues, manages the amenity spaces, orders and distributes supplies, and oversees the coordination of move-ins/outs. The Resident Manager supervises and directs building staff, ensures compliance with company, 32BJ and building policies and procedure and oversees staff training, staff scheduling, and other related payroll and human resources responsibilities. The Resident Manager will also be responsible for assisting management in the drafting, finalizing, and monitoring of the annual building budget.

The Resident Managerย is required to live on-site, remain available 24 x 7ย in case of emergencies, and available to independently resolve any resident or staff-related issues with Extell Management Services and Human Resources.

Summary of Requirements:

Ideal candidates for the Resident Manager position will possess the following:

  • Luxury hotel or luxury residential management experience in a large active property.
  • Strongย verbal and written communication skills.
  • High school diploma or GED and a vocational/technical background.
  • Effective ability to ensure compliance with all company policies and procedures, the Equal Employment Opportunity, Fair Housing and Human Rights statutes, and 32BJ Union Guidelines.
  • A minimum of 5 years working with modern, commercial/Industrial and residential grade electrical, mechanical and plumbing systems, boilers, BMS, various types of HVAC systems and components, water filtration, generator, elevator and other types of equipment and systems.ย 
  • Demonstrated ability to manage multiple and complex operational matters on a daily basis.
  • Facilities and operations experience with strong knowledge of building systems, including understanding how the systems operate, and knowing how to effectively provide and manage preventative maintenance programs, how to troubleshoot and diagnose issues and conduct repairs when necessary
  • Working knowledge of carpentry, painting and general finishing work.
  • Strong background in working with fire, life, health, and safety systems.
  • Effective judgement and decision-making.
  • A working knowledge of computer programs such as Microsoft Office, Windows, BuildingLink and Yardi etc.
  • Effective supervisory skills with 5 yearsโ€™ experience managing all members and departments of a luxury building staff including front of house and back of house staff.
