POSITION OVERVIEW The Residential Title Officer is responsible for examining property records, identifying title issues, and facilitating the issuance of title insurance for residential real estate transactions. This role ensures clear title transfer by researching public records, resolving title defects, coordinating with lenders, escrow officers, real estate agents, and customers, and maintaining compliance with company policies and industry regulations. LOCATION This position will be onsite based in Reno, NV. DUTIES & RESPONSIBILITIES Review and analyze title searches, preliminary title reports, and public records. Examine ownership history, legal descriptions, easements, liens, judgments, taxes, and other encumbrances affecting property title. Identify title defects, discrepancies, and risks that may impact property ownership or transfer. Determine requirements necessary to clear title and facilitate closing. Prepare and issue title commitments, title reports, and title insurance policies. Coordinate with escrow officers, lenders, real estate agents, attorneys, and customers to resolve title issues. Research and verify legal documents, deeds, mortgages, trust deeds, and court records. Ensure compliance with state, federal, and underwriting guidelines. Respond to inquiries regarding title conditions, exceptions, and policy coverage. Maintain accurate transaction records and documentation. Assist with post-closing activities and policy issuance as needed. Monitor deadlines and ensure timely completion of title examination activities. MINIMUM REQUIREMENTS High school diploma or GED required; Associate's or Bachelor's degree preferred. 2+ years of experience in title industry mandatory. Knowledge of title insurance principles, real estate transactions, and property law. Familiarity with title production software and county recording systems. Strong analytical and problem-solving skills. Excellent attention to detail and accuracy. Effective verbal and written communication skills. Ability to manage multiple transactions and deadlines simultaneously. Proficiency in Microsoft Office Suite, including Outlook, Word, and Excel. PREFERRED EXPERIENCE Experience examining residential property titles. Understanding of underwriting guidelines and title insurance regulations. Strong communication, customer service and relationship management abilities. Ability to interpret legal documents and property records. Actual rate may vary within the range provided, depending on a number of factors, including skillset, experience and location.
