Job description

About the Role:

SMS Construction is seeking an experienced Construction Project Manager with a strong background in commercial tenant improvement (TI) build-outs, property expansions, and capital expenditure projects. This role is ideal for a driven, detail-oriented professional who thrives in a fast-paced environment and enjoys taking full ownership of projects from pre-construction through close-out.

You will serve as the central point of accountability across multiple projects, coordinating internal teams, consultants, contractors, and ownership to deliver high-quality projects on time and within budget.

Key Responsibilities:

  • Serve as primary point of contact with asset management teams, ownership, and leasing brokers
  • Manage multiple tenant improvement and commercial renovation projects simultaneously
  • Coordinate with architects, designers, engineers, and consultants throughout all project phases
  • Lead contractor selection, bid reviews, contract negotiations, and procurement
  • Oversee project execution from pre-construction through close-out, ensuring compliance with plans, codes, schedules, and budgets
  • Develop and manage project schedules, budgets, cost tracking, and forecasting
  • Prepare and distribute internal and external reports including job status updates, daily logs, change orders, and close-out documentation
  • Review construction progress daily to ensure quality standards, safety compliance, and cost controls
  • Identify, analyze, and mitigate project risks proactively
  • Obtain and manage required permits, inspections, and approvals
  • Work closely with Superintendents and internal Operations teams to ensure seamless execution
  • Drive accountability among all stakeholders while maintaining strong working relationships
  • Ensure projects meet or exceed company standards and industry best practices

Required Qualifications:

  • Minimum 5 years of commercial construction experience, with a strong focus on tenant improvements and remodels
  • Proven experience managing TI projects for or with a General ContractorAbility to manage projects remotely while maintaining strong field presence and accountability
  • Strong understanding of construction sequencing, contracts, and cost controls
  • Excellent organizational, communication, and problem-solving skills
  • Proficient in Microsoft Outlook, Excel, Word, and Teams
  • Ability to work under deadlines in a fast-paced, high-accountability environment
  • Must be based in the New England area


Preferred (Nice to Have):

  • Experience with occupied buildings and fast-track TI schedules
  • Familiarity with commercial leasing timelines and turnover requirements
  • Experience managing CapEx projects across multiple assets or locations
  • OSHA 10 or 30 certification
