Senior Operating Engineer - JLL
What this job involves: As a Senior Operating Engineer at JLL, you will support the reliable operation, maintenance, and optimization of facilities for our State of Tennessee client. This role is responsible for ensuring building systems operate efficiently and safely while contributing to overall operational performance and occupant satisfaction. The position combines technical expertise in HVAC, mechanical, plumbing, and electrical systems with proactive troubleshooting and preventive maintenance practices. Working both independently and collaboratively, you will help maintain mission-critical infrastructure, identify opportunities for energy efficiency improvements, and support JLL's commitment to operational excellence and client service.
What your day-to-day will look like:
  • Perform preventive maintenance, repairs, and inspections on HVAC systems, water chillers, pumps, motors, air handlers, and related mechanical equipment.
  • Diagnose and troubleshoot mechanical, electrical, plumbing, and building automation system issues to ensure minimal operational downtime.
  • Utilize CMMS technology to manage work orders, document maintenance activities, and track system performance.
  • Monitor building operations and identify opportunities to improve energy efficiency, system reliability, and overall facility performance.
  • Coordinate with team members, contractors, vendors, and client representatives to support maintenance activities and respond to service requests.
  • Complete general building maintenance tasks, including basic plumbing and electrical repairs, as required.
  • Maintain compliance with all applicable safety standards, building codes, and regulatory requirements while supporting a safe working environment.

Required Qualifications:
  • Valid state driver's license maintained throughout employment.
  • Minimum 2 years of experience in building engineering, facilities maintenance, or related technical operations.
  • Hands-on experience with commercial HVAC systems, including pumps, motors, air handlers, and building automation or controls systems.
  • Ability to troubleshoot and perform basic plumbing, electrical, and mechanical repairs in accordance with applicable codes and regulations.
  • Proficiency using Microsoft Office Suite, web-based systems, and handheld technology devices such as tablets or smartphones.
  • High school diploma or GED equivalent.
  • Strong communication and interpersonal skills with the ability to work effectively with clients, occupants, contractors, and internal teams.

Preferred Qualifications:
  • Knowledge of MEP and HVAC system design, operation, and application principles.
  • Experience using computerized maintenance management systems (CMMS) for maintenance tracking and work order management.
  • Universal EPA 608 Certification.
  • Familiarity with energy management systems and building automation technologies.
  • Experience supporting government, institutional, or large commercial facilities.
  • Understanding of energy efficiency initiatives, sustainability practices, or operational improvement programs.

Location: Nashville, TN
Work Shift: The position follows a day shift schedule from 7:00 a.m. to 3:30 p.m. Central Standard Time, Monday through Friday.
This position does not provide visa sponsorship. Candidates must be authorized to work in the United States without sponsorship.
Estimated compensation for this position:
62,400.00 - 72,800.00 USD per year
This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
