Job description

Position Summary:
The Consumer Direct Loan Originator is responsible for originating residential mortgage loans through inbound and outbound sales activities, company-provided leads, and self-generated referral opportunities. This role consults with prospective borrowers to evaluate financial needs, structure appropriate mortgage solutions, and guide customers through the loan origination process from initial inquiry through closing. The position requires strong sales, communication, relationship-building, and customer service skills, along with the ability to independently assess borrower eligibility and maintain compliance with all federal and state mortgage lending regulations, including SAFE Act requirements.
The Consumer Direct Loan Originator operates within a fast-paced, performance-driven environment focused on delivering an exceptional borrower experience while building long-term referral relationships with customers and business partners.
Qualifications:
  • High school diploma required; college degree preferred.
  • Minimum two years' direct mortgage loan origination, consumer direct, retail lending, or related mortgage industry experience preferred.
  • Active Mortgage Loan Originator (MLO) license in good standing required.
  • Demonstrated knowledge of residential mortgage lending products, guidelines, and loan origination practices.
  • Strong verbal and written communication skills and ability to build rapport while establishing professional relationships.
  • Proven consultative sales, negotiation, and customer service skills in a production-driven environment.
  • Ability to analyze financial and credit information to assess borrower eligibility and recommend appropriate loan solutions.
  • Experience using mortgage technology platforms including CRM systems and loan origination software preferred.
  • Strong organizational skills with the ability to manage multiple priorities and maintain attention to detail in a fast-paced environment.
  • Ability to work independently, demonstrate accountability, and adapt to changing business needs and production goals.

Essential Job Functions include, but are not limited to:
  • Originate residential mortgage loans for purchase and refinance transactions through inbound and outbound customer engagement activities.
  • Conduct borrower consultations to assess financial goals, review income, assets, liabilities, credit information, and determine appropriate loan solutions.
  • Independently issue pre-qualification or pre-approval decisions within company guidelines and regulatory requirements.
  • Structure, present, and recommend mortgage products such as FHA, VA, conventional, jumbo, and other residential loan programs that align with borrower needs.
  • Maintain outbound call activity and lead follow-up standards in accordance with company sales and contact strategies.
  • Utilize company systems, including CRM, loan origination systems (LOS), and communication platforms, to manage leads, pipeline activity, and customer relationships effectively.
  • Submit accurate and complete loan applications and supporting documentation, including income, asset, liability, and credit documentation.
  • Maintain consistent communication with borrowers, processors, loan coordinators, real estate agents, and other stakeholders throughout the loan process.
  • Develop and maintain referral relationships with past customers, real estate agents, and other business partners to support long-term business growth.
  • Provide a high level of customer service by responding promptly to inquiries and educating borrowers on loan programs, processes, and expectations.
  • Maintain knowledge of mortgage products, underwriting guidelines, market trends, and regulatory requirements impacting residential lending.
  • Meet or exceed established production, performance, and quality expectations.
  • Ensure compliance with all company policies, state and federal regulations, and applicable licensing requirements.
  • Participate in company training, coaching, and professional development initiatives to enhance sales effectiveness and industry knowledge.
  • Adhere to all company policies, state and federal regulations, and SAFE Act requirements; demonstrate professionalism and ethical conduct at all times.
  • Perform additional duties as assigned
