What is remote leasing?

Remote leasing is the process of managing and facilitating property lease agreements without in-person interactions. Leasing agents or property managers use digital tools such as online listings, virtual tours, electronic document signing, and remote communication to help prospective tenants view properties, apply, and sign leases. This approach increases convenience and accessibility for both landlords and renters, especially when they are in different locations. Remote leasing has become increasingly popular due to advancements in technology and the need for flexible rental solutions.

How does a remote leasing agent effectively build rapport with prospective tenants without in-person meetings?

Remote Leasing Agents primarily rely on digital communication tools such as video calls, virtual tours, and prompt email or chat responses to establish trust and rapport with potential renters. Building a personal connection remotely involves being responsive, knowledgeable about the property, and proactive in addressing questions or concerns. Additionally, successful agents often personalize their interactions by remembering tenant preferences and following up consistently, which helps create a positive experience despite the lack of face-to-face contact.

What are the key skills and qualifications needed to thrive as a remote leasing agent, and why are they important?

To thrive as a Remote Leasing Agent, you need strong sales abilities, property management knowledge, and familiarity with real estate regulations, often supported by leasing or real estate certifications. Proficiency with property management software, CRM systems, and virtual tour platforms is typically required. Excellent communication, self-motivation, and problem-solving skills help you build rapport with clients and manage tasks independently. These skills ensure efficient leasing processes, high occupancy rates, and positive client experiences in a remote environment.

Job description

Team Description Asset-Backed Securitization & Financing ("ABS&F") structures and executes Asset-Backed Securitizations (ABS) and lending facilities across a wide range of consumer and commercial asset classes including automobile and equipment loans, leases, and floorplan, consumer and commercial credit cards, industrial transportation assets (aviation, rail and containers), student loans, personal loans, SME loans, solar loan and leases, home improvement loans, handset receivables, digital infrastructure and other esoteric asset classes. ABS&F offers our clients the ability to monetize stable, recurring asset cash flows through bankruptcy-remote vehicles. Transactions are executed both in the capital markets (where Citi places the financings with institutional investors) and lending facilities funded through Citi's commercial paper conduits and balance sheet.

ABS&F offers a unique perspective as an underwriter of capital markets transactions, as well as credit analyst for lending transactions. ABS&F also advises clients on balance sheet management, transaction execution and often provides secured financing and advice in conjunction with event driven transactions including M&As and restructurings. Our clients include leading captive and independent financial companies, banks, and corporates - both in the US and abroad.

Our group regularly collaborates with analytics, trading, sales, syndicate, derivatives, corporate banking and investment banking professionals across the organization. Members of our securitization team are located in various cities around the world including New York, Hong Kong, London and Sydney. Job Summary We are seeking a highly motivated and experienced professional to join our team in a senior coverage role for the ABS&F Flow business. This role requires a deep understanding of asset-backed securitization, strong client relationships, and a proven track record of executing deals from inception to closing. Responsibilities: Manage and deepen relationships with a dedicated portfolio of clients, including the most active participants in the ABS market - acting as their primary point of contact for all asset-backed financing needs. Proactively identify and originate new business opportunities by marketing a broad range of financing solutions, including public and private securitizations, warehouse facilities, and other structured credit products.

Develop a deep understanding of clients' strategic objectives, financing requirements, and underlying asset portfolios to provide tailored and value-added solutions. Lead the end-to-end execution of financing transactions, from initial pitch and mandate through to structuring, documentation, and closing. Oversee the preparation of detailed financial models, credit analysis, and due diligence on underlying asset pools.

Structure transactions to meet client objectives while optimizing for credit, legal, regulatory, and rating agency considerations. Lead the negotiation of term sheets, credit agreements, and other legal documentation in partnership with internal and external counsel Seamlessly integrate capital markets and balance sheet lending solutions to provide clients with a holistic financing offering. Collaborate closely with internal partners, including sales, trading, syndicate, and credit risk management, to ensure successful transaction execution and distribution.

Stay current with market trends, competitive landscape, and regulatory changes to inform strategy and identify new product opportunities. Contribute to the strategic direction and growth of the Asset-Backed Securitization and Financing business. Mentor, train, and guide junior members of the team, fostering a collaborative and high-performance culture.

Represent the firm at industry conferences and client events to enhance our market presence and brand.
