Summary

The MERS Specialist is responsible for maintaining accurate mortgage loan information within the Mortgage Electronic Registration Systems, Inc. (MERS) platform and the company's Loan Management System. This position performs MERS reconciliations, processes transfers and deactivations, updates subservicer and interim funder information, tracks assignments and affidavits, and resolves loan-level discrepancies.


Essential Duties and Responsibilities

  • Review and reconcile daily, monthly, and exception reports.
  • Confirm Mortgage Identification Numbers (MINs) and research discrepancies.
  • Process MERS transfers, including servicing and beneficial rights transfers.
  • Complete subservicer and interim funder updates.
  • Process MERS deactivations for paid-in-full, forgiven, foreclosed, and other applicable loans.
  • Track bankruptcy and Proof of Claim activity in the Loan Management System as it relates to MERS and the ownership of the loan.
  • Prepare, record, obtain, and file assignments from MERS as applicable.
  • Request and track outstanding assignments, MIN affidavits, and other required documentation.
  • Review reports and follow up with lenders, subservicers, and business partners to resolve outstanding items.
  • Maintain accurate notes and records of all research, updates, and completed transactions.
  • Follow company policies, department procedures, and applicable MERS requirements.
  • Assist with audits, special projects, and other duties as assigned - some cross training with Servicing Team.
  • Other tasks, duties, and responsibilities as assigned.

Requirements

Qualifications

  • High school diploma or equivalent required.
  • Previous MERS experience or document management experience preferred.
  • Strong attention to detail, organization, and follow-up skills.
  • Ability to research and resolve loan-level discrepancies.
  • Strong written and verbal communication skills.
  • Proficiency with Microsoft Office and the ability to learn mortgage-related systems.
  • Ability to manage confidential information and meet recurring deadlines.
  • Committed to quality and accuracy by completing work thoroughly, identifying potential issues, and proactively seeking      clarification rather than making assumptions.

Position Type/Expected Hours of Work
This is a full-time remote position. Hours of work are Monday through Friday, 8:00 a.m. to 5:00 p.m., as determined by management and as business and job duties demand. Although this position is primarily remote, employees may be required to report to the office on occasion for business needs, meetings, training, or other work-related purposes as determined by management.


Education and Experience 

  1. Document and filing experience in a professional office environment.
  2. 1 or more years of related experience is preferred.
  3. High School Diploma or equivalent. 

Work Authorization/Security Clearance  
Must be authorized to legally work within the United States of America.
