POSITION SUMMARY

Kauai Exclusive is seeking a data-driven Revenue Manager to lead pricing strategy and revenue optimization across our growing portfolio of 80+ luxury vacation rental properties in Kauai. This remote role requires a strategic thinker with deep technical expertise in revenue management systems, particularly Wheelhouse, who can translate complex market data into actionable pricing strategies that drive measurable occupancy and RevPAR growth. You'll work independently to configure dynamic pricing models, analyze booking trends, build performance dashboards, and deliver insights that directly impact property performance and owner satisfaction. The ideal candidate thrives in analytical work, values precision and consistency, and brings proven experience optimizing vacation rental portfolios through sophisticated revenue management practices.

RESPONSIBILITIES
  • Lead end-to-end revenue strategy across 80+ properties using Wheelhouse—dynamic pricing, rate optimization, minimum stays, and availability controls

  • Configure and optimize Wheelhouse settings to drive occupancy improvements and RevPAR growth

  • Develop pricing frameworks for new properties during Q2 portfolio expansion

  • Analyze market conditions, pacing data, and booking velocity to adjust pricing strategy proactively

  • Build and maintain performance dashboards tracking occupancy, ADR, RevPAR, conversion rates, and portfolio KPIs

  • Conduct regular property-level reviews to identify revenue opportunities and underperforming assets

  • Deliver monthly performance analysis and strategic insights to leadership and Owner Relations team

  • Benchmark performance against competitive properties and market conditions

  • Partner with Owner Relations to provide data-driven insights they communicate to homeowners

  • Collaborate with ownership on revenue forecasting, budgeting, and strategic planning

  • Provide strategic guidance on new property onboarding, pricing recommendations, and market positioning

  • Scale revenue management processes and systems to support portfolio growth

  • Maintain deep expertise in Wheelhouse and Guesty integration, ensuring data accuracy and system integrity

QUALIFICATIONS
  • 3+ years of revenue management experience in vacation rental operations or property management companies

  • Proven track record of year-over-year occupancy and RevPAR improvements across vacation rental portfolios

  • Advanced proficiency with Wheelhouse revenue management system (hands-on configuration experience required)

  • Strong working knowledge of Guesty PMS or equivalent modern property management systems

  • Experience managing portfolios of 30+ vacation rental properties

  • Strong analytical skills—ability to work with complex datasets, booking trends, and market dynamics

  • Excellent communication skills—ability to translate data into clear, actionable insights

  • Self-motivated, organized, and comfortable working independently in a remote environment

  • Authorized to work in the United States
