Job description

Position Summary
The Renovations, Turns, & Services (RTS) Maintenance Technician provides hands-on field support for both turn and maintenance operations across the assigned market. This role is responsible for inspecting, troubleshooting, and repairing a wide range of residential systems and components, self-performing the majority of required work to minimize vendor reliance and control costs. By delivering timely, high-quality repairs and contributing to turn-related activities, this role directly impacts property performance, resident satisfaction, and the company's bottom line.
This role requires the employee to live in the St Louis area.
Essential Functions
  • Complete reactive maintenance work orders across the assigned portfolio in a timely and professional manner, prioritizing urgent and emergency requests
  • Inspect, troubleshoot, diagnose, and repair a wide range of residential systems and components, including:
    • Plumbing - faucets, fixtures, toilets, water heaters, supply and drain lines, leaks
    • Electrical - outlets, switches, breakers, interior/exterior lighting, ceiling fans, GFCI troubleshooting
    • HVAC - basic diagnostics including thermostats, filters, batteries, and routine maintenance; escalate advanced issues
    • Appliances - troubleshooting and repair of standard residential appliances (refrigerators, dishwashers, washers, dryers, disposals, ranges)
    • Drywall, painting, and interior finishes
    • Carpentry - doors, cabinets, windows, locks, trim, shelving
    • Flooring - tile, carpet, vinyl, and laminate repair
    • Exterior - stairs, fences, gates, railings, gutters, fasteners, and minor roofing repairs
    • Gas fixtures and fireplaces (where certified/qualified)
  • Support turn operations by performing assigned repairs and tasks within Scopes of Work to help meet market-specific turn time targets
  • Conduct move-out and move-in property inspections as assigned, documenting property condition, identifying damages, and noting repair needs
  • Perform quality control checks on vendor-completed work to verify it meets company standards before sign-off
  • Maintain awareness of overall property condition during every visit and take immediate steps to report or correct any unsafe conditions
  • Report all major repairs or replacements to supervision prior to any expenditure of funds
  • Maintain a manageable work order backlog through efficient scheduling and prioritization
  • Document all work performed with photos, notes, and completion details in Property Meld and SiteCapture in real time
  • Follow the fleet vehicle maintenance schedule; keep assigned vehicle organized, clean, and professionally maintained
  • Manage tools and parts inventory, ensuring readiness for daily field operations
  • Interact professionally with residents during on-site visits, enforcing lease terms regarding maintenance responsibilities and access requirements
  • Conduct all work in accordance with company policies and procedures, as well as all applicable federal, state, and local regulations including OSHA, EPA, lead-based paint, and Fair Housing requirements
  • Communicate proactively with the Turns and Service Coordinator and leadership regarding work order status, parts needs, and scheduling conflicts
  • Be available for on-call service, weekend, and evening work as needed
  • Pursue ongoing professional development and skill-building to expand self-performance capabilities

Required Qualifications
  • High school diploma or equivalent required
  • 3+ years of hands-on experience in residential maintenance, facilities maintenance, or a related trade
  • Demonstrated proficiency across multiple residential maintenance trades as described above
  • Ability to diagnose issues, determine the appropriate repair approach, and self-perform the majority of routine residential maintenance tasks
  • Experience working independently in the field, managing a daily schedule of work orders across multiple properties
  • Proficiency with mobile devices and documentation tools; experience with Property Meld, SiteCapture, or similar work order platforms is a plus
  • Must be knowledgeable of pertinent laws and regulations including EPA and OSHA standards
  • Strong work ethic with a focus on completing repairs right the first time to minimize callbacks
  • Ability to work well under pressure and manage multiple, sometimes competing, priorities and deadlines
  • Professional demeanor and strong communication skills for resident-facing interactions and coordination with vendors and internal teams
  • Valid driver's license and clean driving record
  • Physical ability to perform maintenance tasks including: standing and climbing stairs for extended periods, lifting up to 50 lbs, working at heights on ladders, and performing tasks in various weather conditions and environments

Preferred Qualifications
  • EPA 608 certification (Type I, II, or Universal) for HVAC refrigerant handling
  • Technical college or trade program completion, particularly in HVAC, electrical, or plumbing
  • Experience in single-family rental (SFR) or multi-family property maintenance
  • Familiarity with the St. Louis market and local building codes
  • OSHA 10 certification
  • Experience with AppFolio or similar property management software
  • Experience with appliance diagnostics and repair across major residential brands
  • Available for on-call service rotation

Physical Demands
This role requires regular physical activity including standing and walking for extended periods, climbing stairs and ladders, lifting and carrying materials up to 50 lbs, working in confined spaces, and performing tasks in various indoor and outdoor conditions including extreme temperatures. The technician must be able to operate hand and power tools safely and maintain the physical stamina required for a full day of field work.
