Job description

Position Title: Divisional Vice President, Community Operations
Location: Remote
Compensation: $145,000-$165,000 base salary, executive bonus opportunity, and long-term incentive participation
About the Firm
52TEN is an established private investment firm based in Scottsdale, Arizona, specializing in the acquisition and repositioning of manufactured housing communities. With a clear and ambitious growth plan, we aim to expand our portfolio of 3+ star communities from 15 to 40 over the next three years. As one of the top 100 community owners in America, 52TEN is recognized for its innovative approach and commitment to delivering The Best Experience in the industry.
About the Role
The Divisional Vice President, Community Operations is responsible for the overall performance, scalability, and day-to-day execution of 52TEN's growing portfolio of manufactured housing communities. This leader manages a team of Community Managers and District Managers who oversee our communities and their on-site teams. In the first 12-18 months, the primary focus will be building and strengthening the property operations division-refining systems, coaching teams, and ensuring operational consistency across the portfolio. As the company continues to grow, adding communities and scaling from 30 to 75 team members over the next three years, this role will evolve to become increasingly strategic, with greater emphasis on infrastructure development, cross-functional leadership, and long-term portfolio optimization. Success in this is defined by growing property-level NOI, executing CapEx plans with excellence, developing operational talent, and building the foundation for scalable, high-performing operations-all while staying aligned with 52TEN's values and culture.
Why Work With 52TEN?
At 52TEN, we lead with culture-because we believe it's one of the most defining aspects of our success. We're a fast-paced, goal-oriented company that runs on the Entrepreneurial Operating System (EOS), but we also know that work should complement your life, not consume it. As a fully remote team, we offer the freedom, flexibility, and autonomy to do meaningful work while making more time for what matters most to you.
While each team member brings unique skills and responsibilities, collaboration is at the heart of everything we do. We rally around shared goals, support one another, and strive to deliver the best experience-for our investors, our partners, and our team.
What Makes 52TEN Different?
  • The Best Experience - We don't just focus on delivering exceptional experiences for our residents, investors, and vendors-we believe it starts within our team. At 52TEN, we strive for excellence in every interaction, celebrating wins, offering support, and ensuring everyone feels valued.
  • True Remote Work Perks - Say goodbye to commutes and micromanagement. At 52TEN, you have the freedom to take ownership over your schedule and the ability to do your best work from anywhere.
  • A Seat at the Table - This is more than just a property management job. As Divisional Vice President, Community Operations, you'll be part of our executive leadership team with direct influence on strategic decisions and company direction.
  • Unlimited PTO (That You're Encouraged to Take) - We work hard, but we also believe in balance and recovery. Our unlimited PTO policy is designed to help you recharge so you can bring your best self to work.
  • A World-Class Team - We build a team of high-performing, growth-minded individuals who genuinely care about lifting each other up. Every day is an opportunity to grow together, share knowledge, and push for excellence. Our culture of support ensures that you're always surrounded by top-tier talent with a shared vision.

Does the Following Sound Like You?
  • You always do the right thing-even when no one's watching-and you earn trust by being honest, ethical, and transparent.
  • You communicate clearly and directly, in writing and in conversation, without unnecessary fluff.
  • You're a quick study who can absorb complex information and act on it confidently.
  • You bring energy and optimism to your work, even when the path ahead is unclear.
  • You're driven to get the job done-sometimes that means rolling up your sleeves and putting in extra time, and you're all in.
  • You listen first. You seek to understand before responding and value others' perspectives.
  • You can rally people to your ideas and get them moving in the same direction.
  • You believe in the mission and don't get discouraged by uncertainty-you trust the process and push forward.
  • You stay composed and focused when priorities shift, and you adapt quickly without losing momentum.
  • You care deeply about doing great work and being someone your team and company can count on.

If this describes you, you're absolutely in the right place! Here are the key responsibilities and qualifications of our next DVP.
