Job Overview:

The Project Manager will lead all phases of assigned construction projects, ensuring timely and successful completion. This position involves close coordination with leadership, project teams, clients, and subcontractors to manage scope, schedule, budget, and quality effectively.


Primary Responsibilities:Preconstruction Phase
  • Collaborate on project estimation, budgeting, bidding, and proposal development.
  • Conduct site visits with client representatives and subcontractors to prepare for project launch.
  • Develop and distribute project schedules in partnership with the Superintendent.
  • Oversee contractor selection, pricing negotiations, and subcontract preparation.
  • Create and maintain procurement logs to track materials and equipment.
Construction Phase
  • Manage submittals, RFIs (Requests for Information), and procurement of materials.
  • Coordinate and lead Owner-Architect-Contractor (OAC) meetings, including documenting and distributing meeting notes.
  • Collaborate with Superintendents to monitor and update project schedules and budgets.
  • Review, negotiate, and implement scope changes with clients.
  • Prepare, review, and execute change orders for both subcontractors and prime contracts.
  • Ensure compliance with contracts, permitting requirements, and project documentation.
  • Oversee subcontractor billing, ensuring accuracy and timeliness.
  • Maintain updated drawings and specifications and ensure proper distribution.
  • Monitor project costs, forecasting, and progress to ensure timely delivery within budget.
  • Manage project closeout processes, including warranty tracking, punch lists, and O&M manuals.

Qualifications:
  • Experience:

    • Minimum of 2-5 years as a Project Manager in the construction industry managing multiple projects.
    • At least 3 years of hands-on experience in construction management (Required).
  • Skills and Proficiency:

    • Strong ability to interpret construction drawings and specifications.
    • Capable of creating scopes of work based on technical documents.
    • Proficiency in project management software: Procore, Bluebeam, Microsoft Project, and Microsoft 365.
    • Excellent interpersonal and communication skills for engaging with clients, subcontractors, and team members.
  • Requirements:

    • Ability to travel for site visits, meetings, and other project-related tasks.
    • Relocation to Vancouver, WA prior to starting (Required).
