What this job involves:

As a Reliability Engineer at JLL, you'll drive strategic asset management initiatives that transform how we maintain and optimize building systems and critical infrastructure. Working closely with our Engineering Services Reliability & Asset Management Center of Excellence, you'll integrate data from building automation systems, fault detection platforms, and maintenance programs to develop lifecycle analyses that guide repair-versus-replacement decisions. You'll implement reliability-centered maintenance methodologies, conduct equipment criticality assessments, and deploy condition-based monitoring technologies across facilities. Your expertise in root cause failure analysis will help eliminate chronic equipment issues while you develop predictive maintenance strategies that maximize uptime and minimize costs. This role offers significant growth potential as you establish yourself as a technical subject matter expert, with opportunities to pursue external certifications and potentially lead junior team members as the program expands.

What your day-to-day will look like:

  • Implement and optimize preventive and predictive maintenance programs using reliability-centered maintenance (RCM) principles and condition-based monitoring technologies

  • Analyze data from building automation systems, fault detection platforms, and CMMS to identify trends, predict failures, and improve maintenance strategies

  • Conduct root cause failure analysis on critical equipment breakdowns and develop corrective action plans that prevent recurrence

  • Rank asset criticality across the portfolio and define cost-effective proactive maintenance approaches tailored to each asset's importance

  • Perform facility condition assessments to evaluate remaining useful life of building systems and infrastructure, documenting findings for capital planning

  • Collaborate with maintenance, planning, and operations teams to ensure reliability metrics (MTBF, planned vs. unplanned work ratios, cost per asset) meet performance targets

  • Deploy predictive maintenance technologies including vibration analysis, thermography, ultrasound, oil analysis, and motor current analysis

  • Maintain accurate equipment records, failure histories, and maintenance plans within the CMMS while ensuring continuous improvement of work processes

Required qualifications:

  • Bachelor's degree in Engineering (Mechanical or Electrical preferred)

  • 5-10 years of experience implementing reliability-centered maintenance and condition-based monitoring methods

  • Proven experience with building automation systems and automated fault detection and diagnostics platforms

  • Extensive knowledge of mechanical, electrical, plumbing, and fire suppression systems in commercial or critical facilities

  • Demonstrated ability to use computerized maintenance management systems (CMMS) and analyze large datasets

  • Strong understanding of predictive maintenance technologies such as vibration analysis, infrared thermography, ultrasound, and oil analysis

  • Experience conducting root cause failure analysis, equipment criticality ranking, and PM/PdM optimization

  • Ability to read and interpret technical drawings, schematics, and equipment manuals

Preferred qualifications:

  • Experience in critical or regulated environments such as data centers, laboratories, manufacturing facilities, pharmaceutical plants, or automotive facilities

  • Certified Reliability Leader (CRL) or Certified Maintenance & Reliability Professional (CMRP) certification

  • Level II certification in thermography, vibration analysis, or ultrasound

  • Experience with Failure Modes and Effects Analysis (FMEA) and defect elimination methodologies

  • Familiarity with energy management systems and integration of connected building technologies

  • Background in capital planning, facility condition assessments, and lifecycle cost analysis

  • Strong proficiency in Microsoft Excel for data manipulation and analysis

  • Experience commissioning building systems and participating in construction or renovation projects
