Job description

Position Summary:

Serving as a strategic partner to the Finance, Asset Management, and Leasing teams, the Director defines the analytical approach and leads the modeling for large complex leases, tenant credit evaluations, capital investment returns, internal valuations, and potential re/developments, dispositions, and acquisitions. In this role, the Director translates quantitative data into strategic recommendations for senior leadership and leads the preparation of Investment Committee materials, while collaborating closely with Asset Management and Leasing partners on underwriting, lease structures, and strategic messaging. Furthermore, the Director assists the Asset Management team in preparing asset-level business plans, frequently interacts with and presents to Division and Corporate Executives, and maintains strong collaboration with colleagues across operations, development, tax, financing, and accounting. 

Key Responsibilities:
  • Provide thought leadership and underwriting oversight, and define the analytical approach to evaluating investment decisions that require new or creative thinking.
  • Lead the team to produce investment committee materials related to large leases, tenant credit, capital investments, new developments, acquisition, or disposition opportunities (including cash flow models, investment theses, and financial exhibits).
  • Lead meetings with Customers to assess financial health and understand business strategy and risks.
  • Lead internal meetings to collaborate, influence, and align on internal deliverables, strategic recommendations, and messaging.
  • Lead property cash flow forecasts and valuation analyses.
  • Lead analyses related to debt financing as needed, while partnering with Asset Management and Corporate Finance.
  • Help implement team culture, which includes leading the team to be collaborative, serving as a strategic partner to other stakeholders, and driving continuous improvement & innovation.
  • Review and audit complex financial models (e.g., Excel, Argus) prepared by analysts and managers to ensure 100% accuracy and consistency.
  • Design and implement standardized modeling templates and automated reporting tools to increase team efficiency. Leads team to identify opportunities to streamline processes and analytics through automation, improved data integration, and AI or other technology.
  • Lead supporting team members, providing technical mentorship and professional development. Leads strategic initiatives and internal process improvements.
Additional Skills:
  • Ability to lead and influence stakeholders at the Executive level.
  • Experience in structuring and/or modeling investments that focus on optimizing cash flows and creating long-term asset value.
  • Excellent understanding of real estate and investment principles.
  • Excellent experience with financial statement analysis (P&L, balance sheet) and understanding of corporate finance concepts, including cash flows, margins, debt, and leverage.
  • Expert-level Argus and Excel skills, including strong modeling capability.
  • Excellent ability to distill complex data, analyses, and trends into clear, concise presentations and written summaries with clear strategic messaging.
  • Strong project management skills; able to lead multiple projects and assignments simultaneously; able to prioritize and meet deadlines.
  • Ability to work well in high-pressure situations in order to meet deadlines.
Preferred Education:
  • Master's Degree (or equivalent experience)
Preferred Years of Relevant Work Experience:
  • 7+ years
  • 2+ years of people management experience
  • Real Estate Investment, RE Private Equity, Asset Management, RE Corporate Finance, public REIT FP&A, or public REIT Investor Relations.

Base Pay Range: $152,400.00 - $212,400.00

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
