  • Conduct regular property inspections, including vacant and make-ready units, grounds, common areas, and resident files, to ensure communities meet company, ownership, and regulatory standards.

  • Support the recruitment, hiring, training, development, and performance management of site teams to build strong, high-performing communities.

  • Review and approve property contracts and vendor agreements while ensuring cost-effective operations and appropriate service levels.

  • Maintain regular communication with the Director of Property Management, ownership partners, Property Managers, and internal stakeholders regarding property performance, lease-up progress, compliance, challenges, and opportunities.

  • Travel regularly throughout Wisconsin to provide on-site leadership, assess property performance, and support teams through the lease-up and stabilization process.

What You'll Bring

  • Five to ten years of direct experience as a Regional Property Manager overseeing a portfolio of multifamily communities

  • Significant, demonstrated experience managing affordable housing communities and new construction lease-ups from initial occupancy through stabilization.

  • Strong knowledge of affordable housing programs and rental assistance, including LIHTC, Section 8, Public Housing, and/or other HUD programs.

  • Proven ability to lead, coach, and develop Property Managers and site teams while effectively managing multiple geographically dispersed communities.

  • Strong financial management skills, including budgeting, financial statement review, variance analysis, and achieving operational and financial goals.

  • Excellent communication, organization, problem-solving, and relationship-building skills.

  • Ability to travel regularly throughout Wisconsin, including overnight travel as needed, and provide after-hours support for emergencies.

  • Valid driver's license, reliable transportation, automobile insurance, and a motor vehicle record that meets company insurance requirements.

Compensation & Benefits

  • Competitive salary starting at $125,000-$135,000, based on experience and qualifications

  • Discretionary bonus potential tied to personal & portfolio performance

  • 401(k) with a 6% company match to help you invest in your future

  • 18 days of PTO and 11.5 paid holidays to recharge and take time for what matters most

  • Medical, dental, and vision insurance to support your health and well-being

  • Long- and short-term disability insurance for added financial protection

  • Paid parental leave to support you and your family during important life moments

  • Lifestyle spending accounts with additional flexibility to support your individual needs
