Position Summary:
The Regional Manager oversees the successful management and operation of assigned multifamily properties. The Regional Manager provides leadership to property level staff, assisting in the development and deployment of policies and procedures, recruits, trains, develops and supervises managers and site-based teams. Additionally, the Regional Manager is responsible for budget preparation, trending and monitoring budgets, and operational reporting to owners, investors and other stakeholders.
What You’ll Do:
  • Achieve the highest possible portfolio cash flow through implementation of effective revenue management, successful collections, effective staffing and cost control programs.
  • Develop detailed understanding of market conditions through analysis and develop recommended approaches to maximize effectiveness of each properties performance results.
  • Assists with the development of effective marketing plans and deploys such effectively.
  • Monitors property operations collections, collection loss, vacancy reports and other related data and reports monitoring property financial/quantitative performance on an ongoing basis identifying performance issues immediately by deploying a plan for correction.
  • Supervises and coordinates preparation of annual operating and capital budgets.
  • Communicates with owners, marketing companies and other stakeholders to ensure understanding of the owner’s goals for the property, establishes realistic strategies achieve same.
  • Participate in due diligence, Capital budgeting, budgeting, operations planning and reporting for new property acquisitions and develop/prepare reports and information as required.
  • Participate in recruitment, pre-employment interviews and make hiring recommendations for positions under supervision.
  • Interpret, refine, develop and administer personnel, departmental, and other applicable policies and procedures as directed.
  • Coordinate staffing to ensure all properties are adequately staffed. Counsel employees regarding job performance and document in accordance with procedures.
  • Recommend disciplinary measures, termination, and transfers in accordance with applicable policy.
  • Monitor and analyze the effectiveness of policies and procedures and prepare revisions and recommend changes as needed.
What You’ll Bring:
  • Experience with Onesite/Realpage preferred.
  • Experience managing both conventional as well as low-income (affordable) apartment communities highly preferred
  • Demonstrated expert knowledge of standard industry practices in property management.
  • Bachelor’s Degree: however, an equivalent combination of demonstrated experience and education may substitute for the degree.
  • Industry recognized certifications desirable such as, HCCP, NSP, COS, CPO, COSA, PHOS, CSPHM, ARM, CAM, CPM, CAPS.
  • 3 to 5 years’ experience as an Operations, Regional or Area Manager with hands-on site-based experience specific to the operation of Mixed Affordable Communities.
  • Valid Driver’s license
