Position Overview

The Mobile Operating Engineer is a hands-on technical role responsible for operating, maintaining, and repairing building mechanical systems across multiple client properties. This position requires travel between assigned facilities to ensure optimal performance of HVAC, plumbing, electrical, and other building systems.

Key Responsibilities

System Operations & Maintenance: The engineer operates and maintains heating, ventilation, air conditioning, and refrigeration systems to ensure building comfort and energy efficiency. They perform preventive maintenance on mechanical equipment including boilers, chillers, cooling towers, air handlers, pumps, and motors according to established schedules. Regular monitoring of building automation systems and energy management systems helps identify and resolve operational issues proactively.

Troubleshooting & Repairs: When equipment malfunctions occur, the engineer diagnoses problems and performs repairs on mechanical, electrical, plumbing, and HVAC systems. They respond to emergency calls and service requests from multiple locations, coordinating with property management teams and tenants to minimize disruptions. The role requires determining when to escalate issues to specialized contractors or vendors.

Compliance & Safety: The engineer ensures all work complies with local, state, and federal regulations including building codes, safety standards, and environmental requirements. They maintain accurate logs of equipment operation, maintenance activities, and work orders in computerized maintenance management systems. Safety protocols must be followed consistently, including lockout/tagout procedures and proper use of personal protective equipment.

Multi-Site Coordination: Travel between assigned properties is a core aspect of this role, requiring effective time management and route planning. The engineer prioritizes work orders across locations, maintains adequate tools and supplies in their service vehicle, and communicates status updates to facility managers and clients at each site.

Required Qualifications

Education & Certification: A high school diploma or equivalent is required, with technical training in building systems, HVAC, or related fields strongly preferred. Valid stationary or universal engineer's license appropriate to the jurisdiction is typically required. Additional certifications such as EPA Universal Refrigerant Handling, boiler operator's license, or electrical certifications are often necessary depending on local requirements.

Experience: The position typically requires 3-5 years of experience in building maintenance, facilities operations, or a related technical field. Experience with commercial building systems, building automation systems, and computerized maintenance management software is valuable.

Skills & Competencies: Strong mechanical aptitude and troubleshooting abilities are essential. The engineer must read and interpret blueprints, schematics, and technical manuals. Effective communication skills enable coordination with multiple stakeholders including property managers, tenants, and contractors. Physical capability to lift heavy equipment, work in confined spaces, climb ladders, and perform tasks in various weather conditions is required. A valid driver's license with a clean driving record is necessary for travel between properties.

Working Conditions: This role involves regular travel to multiple client sites within an assigned territory, working in mechanical rooms, rooftops, and various indoor and outdoor environments. The position may require on-call availability for emergency response, including evenings, weekends, and holidays. Physical demands include standing, walking, bending, lifting up to 50+ pounds, and working at heights or in confined spaces.

Estimated compensation for this position:

60,300.00 - 87.300.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
