Operating Engineer - JLL
What this job involves:
Join our facilities operations team as an Operating Engineer at our Carrier facility in Charlotte, NC. In this critical role, you'll be the technical expert responsible for operating, maintaining, and troubleshooting complex building systems that keep our client's facility running at peak performance. Your multi-skilled expertise across HVAC, electrical, plumbing, and mechanical systems will directly impact operational efficiency, safety, and client satisfaction. This is an opportunity to apply your technical craftsmanship in a dynamic environment where your problem-solving abilities and hands-on skills make a measurable difference every day. You'll work with cutting-edge building automation systems while collaborating with a dedicated team committed to operational excellence.
What your day-to-day will look like:
  • Operate, maintain, and repair facility equipment across all building systems including low/medium voltage power, HVAC systems and controls, mechanical systems, and plumbing
  • Execute preventative maintenance programs by cleaning, inspecting, calibrating, and replacing parts on HVAC equipment to ensure optimum performance levels
  • Create and manage work order notifications in the CMMS system (Corrigo), follow up on needed repairs, order required parts, and track completion
  • Troubleshoot equipment malfunctions using performance test equipment, analyze system issues, and implement corrective actions by reading schematics and technical documentation
  • Perform quality control by reviewing monthly service request summaries, identifying recurrent operational problems, and monitoring contractor work quality
  • Write and follow Job Hazard Assessments (JHAs), record safety observations in the CMO safety system, and maintain compliance with hazardous materials protocols
  • Communicate effectively with site management, vendors, and team members to coordinate maintenance activities and resolve operational issues

Required Qualifications:
  • High school diploma or GED equivalent
  • Two years of trades schooling in electrical system design, refrigeration, and HVAC
  • Universal Technician Certification for CFCs (or ability to obtain within 90 days of employment)
  • Valid state driver's license
  • Working knowledge of HVAC and refrigeration tools, equipment, repair techniques, and trade codes/standards
  • Proficiency in Microsoft Word, Excel, and CMMS systems (Corrigo preferred)
  • Physical ability to lift minimum of 50 lbs, use ladders up to 30 feet, work at heights, and perform frequent climbing, bending, kneeling, and overhead work

Preferred Qualifications:
  • 3+ years of experience in commercial building maintenance and operations or central utility plant operations
  • EPA 608 Universal Certification, electrical license, boiler operator license, or OSHA 10/30 certification
  • Building automation system certifications (Honeywell, Johnson Controls, Siemens, etc.)
  • Advanced knowledge of building automation systems, energy management systems, and electrical power distribution (480V, 208V, 120V)
  • Experience with fire protection and life safety systems
  • Strong problem-solving abilities, excellent communication skills, and ability to work independently while managing multiple priorities
  • Background in multiple building trades including electrical, plumbing, and carpentry

Location: Charlotte, NC (onsite at Carrier facility on Statesville Road)
Work Shift: 2nd shift
Salary/Comp: $30-35/hour (based on experience)
