Job description

The Project Director is responsible for leading the design, entitlement and execution of reinvestment projects, across multiple states within Brixmorโ€™s portfolio. The Project Director will partner with the regional leasing, national accounts, and construction teams to implement value accretive projects across the portfolio. This position requires a proven track record in retail development / redevelopment, civil engineering, architecture or related fields. The Project Director will rely heavily on prior experience in managing consultant teams, directing entitlement processing, building strong interpersonal relationships through effective verbal written communication skills, professional judgment and confidentiality. The ability and willingness to lead projects in multiple Southeast / East Coast markets and regular travel are required.

Core Competencies:

  • Drive successful execution for assigned reinvestment projects, such as site densifications, outparcel developments and space reconfigurations. The successful candidate will possess the following key skills and competencies:
  1. Cultivate the project conceptual program - creatively initiate site planning, space planning and design development.
  2. Build the project team - identify, engage and direct third-party consultants and internal subject matter experts. Negotiate and administer contracts.
  3. Drive the development feasibility process โ€“ engineering analyses, zoning / code reviews, lease conflicts reviews, proforma financial feasibility analyses etc.
  4. Establish investment case, project proforma and investment committee materials in partnership with leadership and the asset management team
  5. Lead entitlement strategy and municipal process, including attending municipal meetings and hearings to procure all required project approvals
  6. Partner with internal leasing and national accounts teams to drive required lease commitments
  7. Accountable for project budget, project schedule, revenue projections and project return performance
  • Coordinate with leasing and construction teams from pre-dev. through project execution phase. Report on construction progress through project completion
  • Cultivate and manage tenant relations for assigned projects
  • Regular travel to assets/markets/tenants in support of assigned projects

Professional Experience & Qualifications:

  • 5 - 10 years combined, including development / redevelopment / entitlement experience.
  • Owner experience is preferred; however, tenant, ownerโ€™s rep. or similar development experience will be considered. Architectural / engineering / construction / legal/ project finance experience a plus.
  • College/university degree required
  • Proven track record in the entitlements process and consultant management
  • Bias for action and results. Willingness and ability to receive feedback and rapidly translate it into forward progress.
  • Effective leadership and communication skills. Ability to influence, collaborate with, and gain credibility among peers, staff, and leadership in the regions and corporate office
  • Drive to succeed and deliver results in a collaborative and cooperative environment
  • Relationships with national retailers, brokers, consultants and others in CRE
  • Knowledge and ability to review lease documents, Property Title reports and technically review plan sets (Architectural/Civil/Survey etc.)
  • Working IT knowledge and proficiency MS Project, Excel, Salesforce, BI, Co-Pilot / AI, MS Teams, Zoom, OneDrive and E-builder experience a plus
  • Knowledge of Adobe /Photo Shop/ Bluebeam or similar platforms a plus
  • Passion for real estate
