ROLE OVERVIEW


Apparent Capital is seeking an Asset Management Associate to join our growing real estate investment platform. This is an opportunity for an ambitious professional looking to gain hands-on experience across institutional-quality real estate investing, operations, portfolio management, and investor relations.

Our platform invests across multiple real estate asset classes – the emphasis of this position is on multifamily and industrial, with ability to grow the scope across our other asset classes. The ideal candidate will thrive in an entrepreneurial environment and bring a combination of analytical strength, operational awareness, communication skills, and intellectual curiosity around technology and AI.

This role will report to and receive guidance, training, and mentorship from Senior Leaders at the firm, with direct interaction across acquisitions, capital raising, investor relations, and business development.


KEY RESPONSIBILITIES


Asset Management & Operations

• Monitor and track asset performance across the ownership lifecycle, including variance analysis and proactive operating expense management

• Act as front-line owner of property business plan execution and tracking

• Scope, bid, track, and facilitate execution of programmatic and ad hoc capital projects

• Liaise with, support, and direct performance of first and third-party property management organizations


Finance & Capital Markets Support

• Ensure loan compliance, monitor loan covenants and testing, support loan draws, and act as the Portfolio Manager’s primary agent for refinancing efforts

• Assist with broker relationship management, BOV preparation, and preparation of marketing materials

• Assist with hold/sell/refi analysis; own and manage company investment track record documentation


Research & Market Intelligence

• Perform continuous post-closing market research on relevant markets in support of property operations; contribute to economic analysis of new target markets and refinement of the overall multifamily “House View”

• Support the acquisition underwriting, CIM preparation, and overall investment committee process


Investor Relations & Reporting

• Prepare first-draft investor reporting materials including both quantitative and qualitative analysis

• Conduct ad hoc analysis, reforecasting, business plan revision, and budget adjustments as required


Technology & Innovation

• Help implement operational efficiencies and AI-driven workflows across the enterprise


QUALIFICATIONS


Experience & Education

• 2-4 years of experience in multifamily asset management and/or acquisitions (credit given for relevant coursework and internships)

• Undergraduate degree in Real Estate, Finance, Business, Economics, or a related field


Technical Skills

• Strong understanding of real estate finance, return metrics, and multifamily operations

• Advanced proficiency in Microsoft Excel and PowerPoint

• Excellent written and verbal communication skills

• Highly organized, detail-oriented, and capable of managing multiple priorities in a fast-paced environment

• Entrepreneurial mindset with a desire to learn, grow, and take on increasing responsibility

• Demonstrated interest in or working familiarity with AI tools (e.g., ChatGPT, Claude, Copilot) and a proactive mindset toward applying them to real-world workflows — financial analysis, reporting, research, and communication

• Comfort operating in environments where AI-assisted processes are actively being built and refined; willingness to experiment, identify use cases, and help institutionalize best practices across the platform
