Position Summary  

The Floating Community Manager is accountable for the operation, or assisting in the operation, of the assigned site, including resident relations, occupancy, recertifications, budget and recordkeeping, and supervision of all on-site staff, exercising independent discretion within company policy.

Supervision and Direction: The Floating Community Manager will receive general supervision, job assignments, and direction from their Regional Manager and the Management Agent (TMAM). The Floating Community Manager may be vested with the authority to make discretionary decisions when circumstances occur that are not covered by written instructions or known policies and procedures.

Requirements

Frequent travel to other communities to act or assist in the Community Manager capacity

Assure that tenants receive prompt, efficient, courteous, and quality service, including immediate acknowledgement of complaints with prompt action toward resolution, and counseling and referring residents as appropriate.

Achieve and maintain as close to 100% occupancy as possible.

Perform recertification of resident income, where applicable.

Provide direction and assurance that rental programs are properly executed.

Assure efficient mechanical operations and adequate buildings and equipment, and be responsible for the employment of qualified and competent maintenance personnel and for good tenant relations with maintenance personnel.

Regularly inspect the buildings, grounds, and physical appearance of the property and related data; prepare reports outlining property condition and a summary of maintenance operations; and inform the Regional Manager in writing of observed deferred maintenance and deficiencies with recommendations.

Provide direction and guidance to the maintenance staff, assign work priorities, and determine the extent of repairs and corrective measures.

Interview all potential residents and process verifications to determine eligibility; confer with the Regional Manager on all evictions, lease violations, and special arrangements.

Perform rent collection and recordkeeping, including frequent trips to banks.

Be responsible for all job assignments, explain employee duties and responsibilities, and inform operating staff of policies and procedures.

Maintain files of maintenance services, equipment readings, operating manuals, inventory, and pertinent data relating to equipment and buildings.

Purchase needed supplies and equipment within budget constraints and maintain administrative records of purchases.

Able to communicate both orally and in writing using English and use basic arithmetic skills.

Other Duties

Establish central office procedures with the approval of the Regional Manager.

Attend mandatory meetings and seminars.

Other duties and responsibilities as assigned by the Regional Manager and/or TMAM Management.

Qualifications

Possess a valid driver's license and a driving record acceptable to TMAM for site errands, including trips to banks, stores, and other vendors

Must have access to reliable vehicle transportation for extensive travel to and from various communities

Prior property-management and supervisory experience required

Experience in affordable housing recertifications and compliance requirements.

Physical Requirements

Primarily a traveling management role; frequent driving, sitting, computer use, and communication, with or without reasonable accommodation

Regular walking and inspection of buildings and grounds, including stairs, with or without reasonable accommodation

Occasionally lift and carry office supplies and files up to 20 pounds, with or without reasonable accommodation
