WHAT YOU WILL DO

As a Porter / Groundskeeper, you play a key role in maintaining the overall appearance and cleanliness of the community. You’ll ensure the grounds, common areas, and amenities are clean, safe, and well-presented while supporting the maintenance team with day-to-day operations.


This role is hands-on and fast-paced, combining physical work, attention to detail, and teamwork to create a community residents are proud to call home.


Key Responsibilities:

Grounds & Exterior Maintenance

  • Maintain cleanliness of grounds, parking areas, and property perimeters
  • Sweep sidewalks, breezeways, and common walkways
  • Maintain dumpster areas and support periodic power washing
  • Assist with basic exterior upkeep including signage, lighting, and curb appeal

Pool & Amenity Areas

  • Clean and maintain pool areas, furniture, and surrounding spaces
  • Empty trash receptacles and maintain overall cleanliness of amenities
  • Support upkeep of shared outdoor areas and equipment

Common Area Upkeep

  • Maintain cleanliness of laundry rooms and shared interior spaces
  • Keep common areas organized, clutter-free, and presentable
  • Support overall property appearance standards

Unit Turns & Maintenance Support

  • Assist with trash-outs and preparation of vacant units
  • Support maintenance technicians with assigned tasks
  • Deliver notices, newsletters, and communications to residents
  • Assist with special projects as needed

Resident Experience

  • Provide courteous and professional interactions with residents
  • Promote a positive and welcoming community environment
  • Represent the property with professionalism at all times

Team Support & Operations

  • Work collaboratively with maintenance and management teams
  • Follow safety procedures and company standards
  • Assist with additional duties and operational needs as assigned
