Job Summary:
As Debt Advisory, Originator you will play a pivotal role in originating, structuring, and underwriting commercial real estate debt transactions across Alberta and Canada. You will leverage your financial expertise and existing network of lenders, borrowers, and capital partners to drive revenue growth and deepen Colliers' market presence. Success in this role requires a balance of sophisticated financial analysis, entrepreneurial business development, client relationship management, and collaboration with Colliers' integrated CRE teams.

Responsibilities

  • Originate a diverse range of commercial real estate loans including first and second mortgages, construction, bridge, and subordinate debt financing for developers, investors, and owners.
  • Develop and maintain strong lender, borrower, and capital partner relationships; proactively leverage your professional network to generate deal flow.
  • Provide expert advisory on complex financing structures, conduct initial underwriting and credit analysis aligned with lender policies and investment mandates.
  • Collaborate closely with Colliers International Real Estate Agents and cross-functional teams to deliver holistic, integrated CRE financial solutions.
  • Analyze financial statements, cash flows, business plans, and market data to create tailored financing proposals that meet client objectives.
  • Lead negotiations with clients and external lenders to optimize transaction terms and ensure successful deal closings.
  • Monitor market trends, asset pricing, and risk factors to inform business strategy and client advisory.
  • Utilize technology and CRM tools to track pipeline, identify opportunities, and enhance client engagement effectiveness.
  • Mentor junior team members and contribute to building a high-performing, entrepreneurial team culture.
  • Support special projects including portfolio valuations, investment research, and market intelligence analysis.

Qualifications

  • Minimum 3 years of experience in commercial real estate debt brokerage, banking, or investment brokerage roles with client advisory responsibilities.
  • Proven track record of originating successful commercial mortgage loans and managing strong client/lender relationships.
  • Bachelor's degree in Finance, Economics, Business, or related field; advanced financial modeling and real estate capital structuring knowledge.
  • Proficiency in Excel (pivot tables, financial modeling), PowerPoint, and CRM platforms.
  • Excellent analytical, research, negotiation, and communication skills.
  • Entrepreneurial mindset with motivation to grow a book of business within a collaborative team environment.
  • Demonstrated ability to balance independent work with effective teamwork and leadership qualities.
  • Adaptable and resourceful, capable of handling multiple priorities with a positive, proactive attitude.
  • Preference to be based in Edmonton, but flexible
