Description
The Real Estate Financial Analyst provides analytical and administrative support for the financial management of Government-owned or managed facilities. Responsibilities include maintaining tenant financial records, forecasting revenue, analyzing operating expenses, supporting budgeting activities, and ensuring the accuracy of tenant billing and occupancy-related financial information.
Key Responsibilities
  • Maintain tenant rent rolls and related financial records.
  • Forecast recurring tenant revenue and monitor financial performance.
  • Track vacancy rates and assess the financial impacts of vacant or underutilized space.
  • Recommend and implement real estate valuation and pricing programs.
  • Support occupancy pricing evaluations and cost recovery analyses.
  • Prepare draft tenant rent calculations and service charge computations.
  • Analyze operating costs, building-specific charges, security expenses, parking costs, tenant improvements, amortization, and reimbursable services.
  • Review proposed and actual tenant charges for consistency with approved agreements and supporting documentation.
  • Identify discrepancies among occupancy, billing, and financial records and recommend corrective actions.
  • Prepare revenue, expense, and variance reports for management review.
  • Support annual budget development and multi-year financial forecasting efforts.
  • Develop financial scenarios for prospective tenants and alternative space assignments.
  • Track tenant improvement obligations, reimbursements, and financial milestones.
  • Support responses to tenant billing inquiries.
  • Develop internal controls, reconciliation procedures, and supporting financial documentation.
  • Coordinate financial information with financial management and budget offices.

Skills, Knowledge & Expertise
  • Five (5) years of experience in real estate, budgeting, accounting, financial analysis, or a related field.
  • Experience with rent calculations, occupancy cost analysis, amortization, revenue forecasting, and variance analysis.
  • Strong spreadsheet and financial modeling skills.
  • Expertise in rent rolls, occupancy pricing, and tenant financial management.
  • Knowledge of revenue forecasting, pricing analyses, and financial reconciliations.
  • Experience evaluating occupancy costs, amortization schedules, and reimbursable services.
  • Strong analytical, quantitative, and problem-solving abilities.
  • Advanced spreadsheet and financial modeling capabilities.
  • Exceptional attention to detail and organizational skills.
