Job description

RER Solutions, Inc., is accepting resumes for a Real Estate Financial Analyst position in the Washington, DC, area. The Real Estate Financial Analyst will provide on-site support, overseeing the Army’s Military Housing Privatization Initiative (MHPI) on our Army Portfolio & Asset Management project.


MHPI projects are master-planned residential communities and are located at Army Installations nationwide. The Military Housing group identifies and implements strategies that allow public sector organizations to fully leverage their real property in close alignment with their organizational missions. Further, the Military Housing group assists the Client in developing policy directives and provides various written materials to facilitate the Client and Congressional decision-making processes.


RESPONSIBILITIES

  • Proactively and effectively, and promptly, communicate multiple project statuses to program managers on both routine and ad hoc bases
  • Advise DOD clients on all aspects of large-scale housing privatization projects, including commercial real estate finance and financial analysis, property management, construction performance and cost oversight, and basic legal document review
  • Maintain financial performance, reporting databases, and document management websites
  • Monitor project performance indicators, develop short and long-term cash flow projections, critically review and summarize operating and capital budgets across individual multi-family properties and portfolios, and develop and propose recommendations to address operational, capital expenditure, and property management challenges in potentially financially resource limited environments
  • Advise on all aspects of large-scale privatization of other public sector real estate projects, including property management, development, construction, finance, and legal document review. Requires a basic understanding of institutional level commercial real estate finance principles and practices, including securitization/offering memorandums and complex financial modeling and projections
  • Review and analyze project legal documents, financial reports, and operating plans as part of the project and portfolio level due diligence process, to assist in negotiations, ongoing portfolio management, and in analyzing complex equity and debt structures
  • Develop pro forma financial models based on analyses of economic, demographic, and real estate market data, e.g., rent growth and vacancy assumptions, and develop forecasts of multi-family market and sub-market supply.
  • Review and audit monthly and quarterly financial, operational, and management reports from program partners, private developers/asset managers, and other existing and prospective program stakeholders.
  • Prepare client deliverables, including reports and presentations in both Word and PowerPoint. Candidate should have recent, expert level experience in modeling complex financial problems, preferably in a commercial real estate environment

REQUIREMENTS

  • Minimum of US Citizenship is required to obtain client-issued Public Trust
  • 2+ years of private-sector financial management, analysis, and report writing experience
  • Robust experience in auditing, manipulating, and creating operating and development proformas
  • Strong financial/analytical skills related to commercial real estate, including cash flow waterfalls, partner return requirements, hurdles, and parameters
  • Familiarity with commercial real estate financial/strategic feasibility and financing/ownership structure modeling and analysis
  • Experience in asset and portfolio management (annual budgeting, monthly reporting, portfolio roll-up) and Transaction Management (Acquisitions/Dispositions/Sale-Leaseback/Refinancing/Re-capitalizations/Enhanced-Use Leasing)
  • Experience enhancing financial reporting and analysis through the development, implementation, and use of both asset (multi-family) specific and general AI tools and applications is desired.
  • Previous experience integrating generative and machine-learning into similar tasks, specifically in multi-family real estate projects, would be considered a plus
  • Ability to work independently and be a team player
  • Strong critical thinking and organizational skills
  • Ability to adapt to change quickly and effectively
  • Ability to clearly and concisely articulate qualitative and quantitative information in written form
  • Advanced experience with Excel and PowerPoint
  • Willingness to travel (as needed)
  • Knowledge of federal policies related to financing military housing privatization is a plus
