Job description

Essential Duties and Responsibilities:
  • Lead a team to plan and execute real estate acquisition, development, design, construction and use strategy.
  • Lead due diligence process for acquisitions, as appropriate.
  • Drive all real estate acquisition and development initiatives organization-wide optimizing property use, productivity and return on investment.
  • Identify, source and analyze new real estate investment opportunities leveraging internal resources to compile financial investment analysis and pro-forma modeling of new developments and proposed improvements.
  • Prepare financial analyses and business cases for potential real estate investment/development opportunities, including comprehensive market and demographic research, to present to senior leadership for consideration.
  • Negotiate contracts, including but not limited to, land and building purchase and improvement contracts and lease agreements.
  • Lead collaboration with all internal and external parties and stakeholders, including land-use planners, real-estate professionals, architects, engineers, construction building contractors, consultants, attorneys, company leaders, finance team members, and the internal real-estate team to identify, develop and manage all real estate projects.
  • Ensure effectiveness of all communication and updates on project plans, including but not limited to, structuring and leading regular real estate meetings including appropriate follow-up.
  • Ensure company leaders are apprised of progress and developments, as appropriate.
  • Develop budgets and collaborate with company leaders and finance team to coordinate and gain approval for any financing requirements.
  • Ensure full compliance with all applicable federal, state and local laws and regulations.
  • Oversee Lease Management actions for existing Store properties, including the execution of timely and approved lease renewals/terminations.
  • Oversee "Third Party Tenant" activity including leasing, Tenant Improvements and other property management requirements.
  • Regularly conduct research to remain abreast of national and local trends within both the market and the c-store industry.
  • Other job-related duties as requested and/or required to accomplish the goals of the position.

Essential Requirements:
  • Minimum of 8 years of experience negotiating complex agreements.

  • Bachelor's degree in Business Administration, Real Estate, Finance or a related field.
  • Strong organizational and project management skills.
  • Robust interpersonal skills and highly effective communication, presentation and listening skills.
  • Strong financial analysis skills with ability to analyze and understand complex financial models and structures and identify and evaluate corresponding opportunities and risks.
  • Able to effectively communicate in English, in both written and oral forms.
  • Must be proficient in Microsoft Office Suite, including Outlook, Excel, PowerPoint and Word.
  • Must be able to work varied hours/days as business dictates.

  • Must be at least 21 years of age.

  • Must have reliable transportation.
  • Must be able to attend meetings offsite (raw land, construction sites) prioritizing safety compliance.
  • Must have basic knowledge of Architectural, Civil and Engineering plan sets.

Preferred Skills and Experience:
  • Previous real estate experience.
  • Real estate license or other CRE certification (Broker, Property Manager, Leasing Agent).
  • Previous retail and/or other service industry experience.
  • Basic knowledge of construction industry, practices, means and methods.
  • MBA or MS in Real Estate or Finance.
