As Director, Development, you lead the full lifecycle of new community developments and major capital projects-advancing Sunrise's growth strategy from site selection through stabilization.
What You'll Do:
• Evaluate land acquisitions and build detailed pro formas
• Lead site selection, due diligence, and market analyses
• Oversee development budgets, operating pro formas, and financial structuring
• Manage financing applications (debt, equity, bond) and closings
• Direct entitlement, zoning, and permitting strategies
• Coordinate architects, consultants, and construction oversight
• Monitor lease-up performance in partnership with Operations
• Present project updates to executive leadership and the Board
• Ensure compliance with regulatory and financing requirements
You play a key role in delivering projects on time, within budget, and aligned with long-term strategic objectives.
What We're Looking For:
• Bachelor's degree required; MBA or related advanced degree preferred
• 6+ years real estate development and finance experience
• Proven leadership of multi-phase projects from acquisition to stabilization
• Expertise in financing structures and entitlement processes
• Strong financial modeling and analytical skills
• Excellent executive communication and public speaking abilities
