Job description

Real Estate Portfolio Management

The Real Estate Portfolio Management job implements the organization's real estate investment strategy, including portfolio construction, market and asset selection, financing, and making investment recommendations. Working independently under minimal supervision, this job is responsible in real estate for financial analysis, investor reporting and presentations, and prospective investor marketing and due diligence. This job will also work closely with real estate teams in acquisitions, asset management, development, and capital markets, as well as the distribution, product, research, finance and marketing teams.

Key Responsibilities and Duties
  • Reviews extensive proprietary financial models to monitor and analyze the financial performance of the real estate portfolio, potential new investments, and financing.
  • Performs ongoing property valuations, develops strategies for maximizing value, and creates hold/sell analysis in partnership with the assigned sector team.
  • Assesses the existing and potential operating characteristics of each real estate and/or property investment (i.e. revenue, expenses, capital expenditures, tenant credit, leases).
  • Collaborates with real estate asset management, finance, and performance measurement teams to obtain portfolio/asset information and prepare performance analyzes and reports that support the financial business decisions and development of the organization's portfolio management activity.
  • Drafts investment memorandums to be presented to the Investment Committee.
  • Analyzes industry, market and property-specific research as well as competitive fund analyzes to stay well-informed and ahead of trends and current issues impacting the real estate management business.
  • Contributes to fund raising and investor relations efforts including: setting and executing capital raising strategy, annual investor conference, advisory committee meetings, Due Diligence Questionnaire (DDQ) and Request for Proposal (RFP) review, fulfilling investor requests for information, investor on-site meetings, and ongoing investor relations management.
  • Maintains relationships with real estate and property management industry experts, strategic partners, investors and fiduciaries to identify industry trends, discover potential capital sources and promote the organization's brand.
