Real Estate Developer information

What does a developer do in real estate?

A real estate developer manages the process of creating new properties or renovating existing ones, overseeing tasks from site selection and financing to construction and sales. They coordinate with architects, contractors, and government agencies, often requiring project management skills and knowledge of zoning laws and market trends.

Do real estate developers make money?

Real estate developers can make significant profits by acquiring land, securing financing, and overseeing the construction and sale or leasing of properties. Their earnings depend on project success, market conditions, and their experience, with potential for high income but also substantial financial risk. Successful developers often have strong skills in project management, finance, and market analysis.

How much do top real estate developers make?

Top real estate developers can earn between $150,000 and over $1 million annually, depending on the size and success of their projects, experience, and market conditions. High-level developers often have extensive industry experience, strong networks, and may earn additional income through profit sharing or commissions.

What does a real estate developer do?

A real estate developer is responsible for overseeing the process of developing real estate projects, such as residential communities, office buildings, or shopping centers. Their work involves acquiring land, securing financing, coordinating with architects and contractors, obtaining permits, and managing the construction and marketing of the property. Real estate developers must assess market trends, manage budgets, and ensure that projects are completed on time and within scope. Their goal is to create profitable, functional, and appealing properties that meet community needs.

What are the key skills and qualifications needed to thrive as a Real Estate Developer, and why are they important?

To thrive as a Real Estate Developer, you need a solid background in finance, project management, market analysis, and knowledge of real estate law, often supported by a degree in business, finance, or real estate. Familiarity with property management software, financial modeling tools, and permitting or zoning systems is typically required. Strong negotiation, leadership, and networking abilities help drive projects forward and build key partnerships. These skills and qualities are crucial for successfully managing complex development projects, mitigating risks, and maximizing returns on investment.

How do I become a developer in real estate?

To become a real estate developer, you typically need a background in real estate, finance, or construction, often gained through a bachelor's degree in related fields. Gaining experience in real estate, project management, or construction is essential, along with developing strong financial analysis and negotiation skills. Some developers also pursue certifications or licenses related to real estate or construction management to enhance credibility and knowledge.

What are some common challenges faced by real estate developers during the project lifecycle?

Real estate developers often encounter challenges such as navigating complex zoning regulations, securing project financing, coordinating with multiple stakeholders (including architects, contractors, and local authorities), and managing construction delays or budget overruns. Additionally, market fluctuations and changing consumer preferences can impact project viability and profitability. Successful developers proactively address these challenges through careful planning, risk management, and strong communication skills across multidisciplinary teams.

Job description

Pay: $150,000.00 - $185,000.00 per year

Why This Is a Great Opportunity

  • Dig into sophisticated commercial real estate work โ€” acquisitions, dispositions, leasing, financing, development, and land use โ€” with a varied client base that includes developers, investors, lenders, and commercial tenants
  • Join a firm that empowers attorneys to build practices that fit their strengths, with the support of a collaborative, cross-disciplinary team behind you
  • Develop and own meaningful client relationships from day one โ€” this firm values attorneys who take initiative and think strategically, not just those who execute transactions
  • Grow your career with a dedicated attorney mentoring program, practice area training, and full expense reimbursement for CLE, bar dues, and business development
  • Comprehensive benefits including medical, dental, vision, 401(k) with employer contributions, generous HSA/HRA contributions, paid parental leave with ramp-up/ramp-down, and employer-paid life and disability insurance
  • Professional liability insurance fully covered โ€” your exposure is the firm's responsibility, not yours
  • Free covered parking, flexible dress code ("Dress for Your Day"), Henry Doorly Zoo membership, and a strong slate of firm and community events
  • Hybrid flexibility in one of the Midwest's most livable, affordable, and economically active metros

Location: Hybrid in Omaha, Nebraska โ€” on-site presence encouraged as you build team and client relationships, with flexibility as you settle in. Nebraska Bar licensure or clear eligibility to obtain it is required. No relocation assistance is available.

Note: Candidates must have 5+ years of commercial real estate experience in private practice and active Nebraska Bar licensure (or clear eligibility). Applicants without this background will not be considered.

About Us

We are a full-service law firm with a culture built on collaboration, inclusivity, and a genuine commitment to professional excellence. Our attorneys work across practice groups, build lasting client relationships, and are given the autonomy and resources to grow. We embrace diverse perspectives, invest in our people, and create an environment where doing great work and enjoying your career aren't mutually exclusive. Confidential Employer.

Job Description

  • Counsel clients on all aspects of commercial real estate transactions โ€” including acquisitions, dispositions, leasing, and financing across a range of asset types and deal structures
  • Partner with developers, investors, lenders, and commercial tenants to understand objectives, structure deals, and deliver practical, client-centered legal advice
  • Lead due diligence processes including title review, survey analysis, and environmental assessments โ€” identifying risk and advising clients accordingly
  • Ensure client compliance with applicable real estate, title, and zoning laws and regulations, including land use and development matters
  • Build and manage long-term client relationships that deepen trust, strengthen engagement, and generate ongoing business development opportunities
  • Collaborate with colleagues across practice groups to deliver integrated service on complex, multi-disciplinary matters

Qualifications

  • 5+ years of commercial real estate experience in private practice (required)
  • In-depth knowledge of real estate transactions, development, and financing; familiarity with land use and zoning compliance
  • Active Nebraska Bar license, or eligibility and commitment to obtain licensure
  • Strong written and verbal communication skills โ€” able to translate complex deal dynamics into clear client guidance
  • Detail-oriented with a track record of producing accurate, high-quality work product efficiently
  • Client-focused with a proactive, responsive approach to service
  • Comfortable working independently on matters while contributing to a collaborative team environment
  • Initiative-driven: takes ownership of work and manages transactions with appropriate autonomy

Why You Will Love Working Here

This is a firm where commercial real estate attorneys do substantive, interesting work โ€” and where the infrastructure to support your success is genuinely in place.
