Job Summary

Dominion Energy's Facilities Enterprise Real Estate group is seeking a Real Estate Analyst or Senior Real Estate Analyst to support and lead full lifecycle real estate projects across the enterprise. This role extends beyond traditional real estate analysis and transaction execution, functioning as a project developer and real estate project manager responsible for delivering complex, multi-disciplinary projects from initial concept through construction and long-term asset management. The level of the positions will be based on the qualifications and experience of the successful candidate.

The successful candidate will be responsible for managing a portfolio of active real estate projects, coordinating across internal stakeholders and external partners, and ensuring projects are executed on schedule, within budget, and in compliance with regulatory and operational requirements.

Real Estate Analyst Job Summary

Responsible for supporting the development and execution of real estate projects, including site selection, acquisition, permitting, and leasing across a variety of asset types including generation, transmission, office, and industrial properties

  • Identifies, evaluates, and secures property through purchase, lease, or other commercial real estate methods to meet business unit needs
  • Coordinates due diligence efforts including title, survey, environmental, zoning, and regulatory requirements
  • Supports entitlement and permitting processes, including management of site constraints (setbacks, wetlands, open space, conditional use permits, etc.)
  • Negotiate commercial real estate agreements, including purchase agreements, leases, easements, and licenses
  • Partners with internal stakeholders (legal, environmental, engineering, construction, finance) to advance projects from concept through execution
  • Interfaces with public stakeholders and community groups as required to support project development and execution
  • Supports project execution during construction by ensuring real estate requirements are met and risks are mitigated
  • Maintains real estate data, processes payments, and supports leasing activities throughout the asset lifecycle
  • Develops financial analysis, market assessments, and business cases to support project decision-making
  • Projects may span multiple years and involve coordination of large-scale developments, including renewable energy, infrastructure, and operational facilities.

Senior Real Estate Analyst

Leads and has full accountability for the planning, development, and execution of complex real estate projects across Dominion Energy's portfolio. Functions as the primary real estate lead responsible for delivering projects from initial concept through acquisition, permitting, construction support, and long-term asset management.

  • Leads site selection, acquisition strategy, and transaction structuring for large and complex projects
  • Manages all phases of real estate development including due diligence, permitting, entitlement, and regulatory compliance
  • Directs/Manages negotiations of commercial purchase agreements, leases, easements, and other real estate instruments, providing business terms guidance to legal teams
  • Serves as the central point of coordination across internal and external stakeholders including development, construction, legal, environmental, regulatory, and community partners
  • Oversees project risk management, proactively identifying and resolving issues that may impact cost, schedule, or feasibility
  • Manages commercial real estate contractors on acquisition, leasing, and development of projects
  • Interfaces with public stakeholders and community groups as required to support project development and execution
  • Provides strategic recommendations to business units related to site selection, portfolio optimization, and real estate strategy
  • Direct lease and asset management activities, ensuring long-term performance and compliance over projects
  • Manages multiple concurrent projects across various stages of development and operational lifecycle
  • Projects are often large-scale and complex, requiring coordination across multiple disciplines and involving significant capital investment and long-duration timelines.

Required Knowledge, Skills, Abilities & Experience

Real Estate Analyst: 3+ years of directly related experience.

Senior Real Estate Analyst: 5+ years of directly related experience, including demonstrated responsibility for leading complex real estate or development projects.

  • Demonstrated experience managing real estate projects from site identification through acquisition, permitting, construction, and ongoing asset management
  • Strong understanding of real estate development lifecycle, including site control, entitlement, and regulatory processes
  • Ability to manage multiple complex, multi-year projects concurrently across different stages of development

Site Selection, Acquisition & Deal Structuring

  • Experience identifying, evaluating, and securing sites through purchase, lease, or other control mechanisms
  • Strong negotiation skills with the ability to structure and execute complex real estate agreements (purchase agreements, leases, easements, options, licenses)
  • Understanding of market dynamics and ability to assess site feasibility and risk

Permitting, Entitlements & Regulatory Compliance

  • Knowledge of zoning, land use, environmental regulations, and permitting processes
  • Experience navigating complex site constraints such as wetlands, setbacks, easements, and conditional use approvals
  • Familiarity with regulatory environments associated with large infrastructure or energy projects preferred

Cross-Functional Leadership & Stakeholder Coordination

  • Proven ability to lead and coordinate cross-functional teams including legal, environmental, engineering, construction, finance, and external partners
  • Experience interfacing with public stakeholders, landowners, and community representatives
  • Ability to drive alignment and decision-making across diverse stakeholder groups

Due Diligence & Risk Management

  • Comprehensive understanding of due diligence activities including title, survey, environmental review, and legal considerations
  • Ability to identify, assess, and mitigate risks that impact project viability, schedule, or cost
  • Strong analytical and problem-solving skills to support critical project decisions

Financial Analysis & Business Case Development

  • Experience developing financial models, market analyses, and business cases to support investment decisions
  • Ability to evaluate project economics and provide recommendations to leadership
  • Proficiency in Microsoft Excel and financial analysis tools

Asset & Lease Management

  • Experience managing lease portfolios and contractual obligations throughout the asset lifecycle
  • Knowledge of lease administration processes including rent payments, reconciliations, and compliance tracking
  • Familiarity with real estate systems (e.g., SAP/REFX or similar platforms) preferred

Technical Real Estate Knowledge

  • Strong understanding of real estate principles including plats, surveys, title review, and real estate law
  • Ability to interpret and review legal documents and translate them into business terms
  • Experience supporting commercial, industrial, or energy-related real estate projects

Communication & Negotiation Skills

  • Excellent verbal and written communication skills
  • Strong interpersonal skills with the ability to influence stakeholders and negotiate favorable outcomes

Expected Hiring Base Salary Range:

Real Estate Analyst                   Salary Range: $73,200 to $95,000

Senior Real Estate Analyst       Salary Range: $90,900 to $118,100

The actual salary offered may vary based on factors such as the selected candidate's qualifications, skills, experience, and work location.
