Job description

The Real Estate Analyst will serve as a key contributor to Parker's site development and expansion strategy. This role blends financial modeling with advanced data analytics, market research, and competitive intelligence to support sound real estate decisions across new store development, and acquisitions. The ideal candidate thrives in a data-driven environment, communicates insights clearly, and has a strong understanding of the convenience store, fuel retail, or broader retail real estate landscape.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Responsibilities:
Financial Modeling
  • Build and maintain site screening models for acquisition and new stores
  • Evaluate site-level economics by estimating fuel volume projections, inside and kitchen sales estimates
  • Track and report on portfolio performance versus projections; identify variances and surface actionable insights.

Data Analytics & Reporting
  • Design and maintain dashboards and recurring reports in Power BI (or equivalent tools) to track pipeline activity, site performance, and portfolio KPIs.
  • Utilize GIS tools (e.g., Esri ArcGIS, MAPZOT.AI, or equivalent) to conduct spatial analysis, including drive-time analysis, traffic count evaluation, and trade area mapping.
  • Develop automated workflows and reporting templates to improve team efficiency and reduce manual analysis time.
  • Partner with Operations, Finance/BI, and IT teams to integrate real estate data with broader business intelligence platforms.

Market Analysis & Competitive Intelligence
  • Conduct thorough market analyses for new trade areas under consideration, including demographic profiling, population growth trends, traffic patterns, and consumer spending data.
  • Monitor competitor activity - including new entrants, remodels, and closures - and assess potential impact on existing and planned NTI locations.
  • Maintain a competitive intelligence database and produce regular reports for the development team and senior leadership.
  • Support whitespace analysis to identify high-potential markets and prioritize development pipeline by market attractiveness.
  • Evaluate cannibalization risk and sales transfer impacts when analyzing new sites in proximity to existing stores.

  • Strong analytical and critical thinking skills with the ability to interpret complex data, identify trends, and translate findings into actionable business recommendations.
  • Advanced attention to detail and accuracy when developing financial models, reports, forecasts, and market analyses.
  • Excellent verbal and written communication skills, with the ability to present complex information in a clear, concise, and compelling manner to various stakeholders.
  • Ability to build effective working relationships and collaborate cross-functionally with Real Estate, Operations, Finance, Business Intelligence, and other internal teams.
  • Strong problem-solving skills with the ability to proactively identify gaps in data, processes, reporting, and market intelligence.
  • Ability to manage multiple priorities, projects, and deadlines in a fast-paced, growth-oriented environment.
  • Self-motivated with a high degree of initiative and the ability to work independently with minimal supervision.
  • Adaptability and flexibility to respond to changing business needs, priorities, and market conditions.
  • Proficiency in utilizing data analytics, financial modeling, and market research tools to support strategic decision-making.
  • Ability to maintain confidentiality and exercise sound judgment when handling sensitive business information.

EDUCATION AND REQUIREMENTS:
Required
  • 3-5 years of experience in commercial real estate analysis, corporate real estate, or a related role within retail, convenience, fuel, QSR, or related industries.
  • Demonstrated proficiency in financial modeling; advanced Excel/Smartsheet skills required (dynamic models, complex formulas, scenario analysis).
  • Experience with GIS or site analytics platforms (e.g., Esri, INRIX, Mapzot, or similar platforms).
  • Hands-on experience with business intelligence tools such as Power BI, Tableau, or equivalent.
  • Strong analytical and quantitative skills with the ability to synthesize large data sets into clear, actionable recommendations.
  • Excellent written and verbal communication skills; comfortable presenting findings to senior leadership.
  • Bachelor's degree in Real Estate, Finance, Economics, Business, Geography, or a related field.
  • Must be able to work onsite at our Corporate Headquarters in Savannah, GA.

Preferred
  • Experience in the convenience store, petroleum retail, or fuel distribution industry.
  • Familiarity with real estate transaction management and workflows.
  • Experience with competitive intelligence tools (e.g., Placer.ai, Mapzot, or equivalent foot traffic data platforms).
