What does a real estate acquisition agent do?

A Real Estate Acquisition Agent is responsible for identifying, evaluating, and securing properties for purchase on behalf of investors, companies, or real estate firms. They research potential properties, negotiate purchase terms, and conduct due diligence to ensure each acquisition aligns with their client’s investment goals. Acquisition agents often analyze market trends, assess property values, and collaborate with other professionals such as brokers and attorneys throughout the transaction process. Their goal is to help clients expand their real estate portfolios by acquiring properties that offer strong investment potential.

What are the key skills and qualifications needed to thrive as a real estate acquisition agent?

To thrive as a Real Estate Acquisition Agent, you need strong negotiation skills, market analysis ability, and a background in real estate, often supported by a real estate license. Familiarity with CRM software, property valuation tools, and local MLS systems is essential for managing leads and assessing opportunities. Exceptional interpersonal skills, persistence, and attention to detail help agents build relationships and close deals effectively. These skills are crucial for identifying valuable properties, navigating complex transactions, and maximizing profitability in a competitive market.

What are the main challenges a real estate acquisition agent faces when evaluating potential investment properties?

Real Estate Acquisition Agents often encounter challenges related to accurately assessing property value, identifying hidden issues, and navigating competitive bidding environments. They must balance thorough due diligence—such as analyzing market trends, zoning laws, and property conditions—with the need to act quickly to secure desirable assets. Successful agents develop strong negotiation skills and build a reliable network of inspectors, appraisers, and local contacts to overcome these obstacles. Adapting to fluctuating market conditions and staying current with legal requirements are also essential for long-term success in this role.

Job description

Overview

Are you a self-motivated, goal-oriented salesperson with a client service mindset? Do you thrive in a fast-paced, entrepreneurial, and high-transaction-volume environment?  At Cedar Brook Properties, we are seeking a skilled RE (Real Estate) Acquisition Agent to join our dynamic team.  A large buyer of homes for renovation and resale nationwide, we revitalize existing residential properties to provide affordable, renovated homes for new homeowners. We convert advertising into motivated seller leads of single-family homes in any condition, as-is, for cash while providing fast and friendly customer service; in this role, you will be the primary point of contact within the market for these seller lead acquisition activities.

This is a highly entrepreneurial role that will have clear goals and performance incentives, supported with extensive training, innovative resources, and tools to drive success.  The RE Acquisition Agent drives their individual production through lead conversion to deliver sustained revenue and margin performance within the Cedar Brook business.  Lead conversion requires excellent customer relationship management as well as representing the company within the local real estate investment community.

The ideal candidate will have 5+ years of experience successfully working with homeowners and industry professionals to source single-family residential real estate acquisition opportunities.  This person will have a successful history of exceeding production goals and acquiring profitable assets with a true business ownership mindset—driving results by treating every lead, every call and every negotiation with urgency.

Success in this role requires a Real Estate License, great customer service skills, disciplined execution and accountability; progress is measured daily against performance goals, and results reflect the effort invested.  This position offers a base salary with performance-based monthly incentives and medical, dental, vision, 401(k), and paid time off benefits. This is a hybrid role requiring a home office, customer home visits and occasional travel for company meetings.

The base salary range for this position is $50,000 to $60,000 with commission. Looking for candidates in the Savannah, GA area.

  • Meet KPI’s for performance including but not limited to daily lead follow-up, appointment scheduling and attendance, offers, contract conversion and acquisition profit performance.
  • Conduct comparable market value analysis of prospective homes based on recent sales, research, and local market trends, and estimate repairs, for an as-is, cash offer to purchase the property.
  • Work seamlessly with our title, legal, construction, and property management partners.
