About our team:
We represent a global, cross-functional team including Procurement, Facilities & Construction, Facilities & Process Engineering, Project Controls/Contracts, Finance, Operations, and Business Analytics. Our mission is to boost capex predictability, fortify commercial rigor, and advance measurable cost performance across semiconductor fab construction, cleanroom, chemical building, and process-utility infrastructure. We facilitate fact-based decisions through refined analytics, supplier intelligence, and uniform commercial procedures.
The Staff Construction Category Analyst directs worldwide construction cost assessment, should-cost/clean-sheet modeling, risk evaluation, forecasting, and full lifecycle change-order oversight for large semiconductor capital programs. This position conducts competitive bid assessments, examines supplier proposals, and produces data-driven sourcing advice to improve capex reliability and realize measurable savings and cost avoidance. The role engages closely with cross-functional contacts to standardize tools, processes, and reporting that improve commercial coherence and support flawless delivery of our challenging goals.
Responsibilities include but are not limited to
Strategic Category & Commercial Analytics:
  • Lead comprehensive bid analytics (RFP analysis, bid tabulation, scope normalization, bid leveling) for global construction and semiconductor infrastructure packages.
  • Support sourcing across Cost Plus, GMP, Lump Sum, Unit-Rate/SOV, and T&M arrangements, including assessment of fees/markups, blocking issues, contingency, LD/bonus mechanisms, bonding/insurance, payment terms, and schedule impacts.

Cost Modeling, Benchmarking & Risk:
  • Develop and maintain should-cost and clean-sheet models for fab, cleanroom, chemical building, and process-utility scopes including labor, materials, equipment, indirects, overhead/fee, contingency, and blocking issues.
  • Build/update benchmarking baselines to compare cost competitiveness across regions and project types.

Cost Analytics, Reporting & Insights:
  • Analyze cost drivers and variances; identify risks, opportunities, and market trends for mega-capital programs.
  • Prepare reports, dashboards, risk heatmaps, and scenario analyses with Excel, Power BI, Tableau, SQL, Snowflake, Python (or similar).

Performance Tracking, Data Integrity & Governance:
  • Track cost performance against budgets, risk allowances, and commercial assumptions across workstreams and projects.
  • Maintain accuracy and integrity of cost, benchmarking, bid, change-order, and supplier datasets for reporting and analytics.

Executive Communication & Cross-Functional Collaboration:
  • Work alongside Procurement, Engineering, Construction, Finance, Operations, and Project Controls to foster continuous progress and negotiation readiness by applying should-cost models and supplier intelligence.

Minimum Qualifications:
  • Master's degree or equivalent experience in Supply Chain, Construction Management, Civil/Mechanical Engineering, or related field.
  • 10+ years in cost management/controls, cost modeling, sophisticated analytics, and commercial bid analytics within global construction capital projects (e.g., cleanroom, hospital, pharma, or high-tech manufacturing).
  • Proven expertise in bid assessment (bid tabs, scope normalization, bid leveling) and delivery approaches (Cost Plus, GMP, Lump Sum, Unit-Rate/SOV, T&M).
  • Proven change-order management experience, including rate validation, markup verification, exposure forecasting, and schedule/cost impact assessments.
  • Practical experience with analytics platforms (e.g., Tableau, Power BI, SQL, Snowflake, Python) and ERP/project management systems (e.g., SAP, Ariba, Procore).

Preferred Qualifications:
  • Advanced risk modeling experience (e.g., probabilistic/Monte Carlo, scenario modeling) applied to capex and construction risk evaluation.
  • Proven track record of achieving significant savings and cost prevention through should-cost/clean-sheet approaches in semiconductor or controlled-environment facilities.
  • Experience building global/regional benchmarking baselines and market intelligence for supplier competitiveness and sourcing strategy.
  • Proven ability to standardize commercial tools, templates, and reporting frameworks to improve cost governance across large portfolios.
