JOB DESCRIPTION

The Director of Property Services will oversee key operational functions in support of Browning’s industrial real estate portfolio. This role is critical to ensure all properties are maintained to the highest standards, tenant relationships are nurtured, and financial performance aligns with the company’s investment objectives. The ideal candidate will bring deep experience in property operations, a strong understanding of the full real estate lifecycle, and the ability to work both independently and collaboratively in a team-oriented environment. This role will report to the Vice President of Asset Management.


TO BE SUCCESSFUL IN THIS ROLE, YOU WILL:

Portfolio Oversight

  • Oversee day-to-day operations of Browning’s managed properties, ensuring optimal performance, tenant satisfaction, and compliance with lease obligations.
  • Be responsible for key asset transitions, including property handoff following construction, tenant move-ins and move-outs, and tenant improvement buildouts.
  • Support collection, organization, and dissemination of due diligence information during property recapitalizations and asset disposition.

Tenant & Stakeholder Relations

  • Identify opportunities to enhance our tenant and partner experience by leveraging technology, streamlining processes, and implementing feedback-driven improvements.
  • Coordinate with leasing, construction, and accounting teams to support tenant buildouts, onboarding, and utility transfers.
  • Assess the current work order system and make recommendations for improvements.
  • Serve as key point person for onboarding new tenants and monitoring outstanding work orders.

Financial & Property Management

  • Oversee procurement processes for preventative maintenance and as-needed service contracts.
  • Prepare and manage annual operating budgets, capital improvement plans, and annual cash flow forecasts for the industrial portfolio.
  • Partner with the accounting team on preparing monthly financial reporting by providing written operational narratives, including property performance summaries, incident reports, action items, and clear explanations of budget-to-actual variances.
  • Collaborate with internal and external partners to identify and address property related issues.
  • Work with the accounting team to manage rent collection, lease compliance, tenant billing and annual operating expense reconciliations.
Requirements:

QUALIFICATIONS

  • Bachelor’s degree in Real Estate, Finance, Accounting or another related field; CPM preferred.
  • 5+ years of commercial real estate experience, with a minimum of 3 years exclusive to the industrial sector.
  • Strong financial acumen and experience with budgeting, variance analysis, and lease administration.
  • Familiarity with building systems and maintenance best practices.
  • Ability to manage multiple projects and tasks, prioritize effectively with acute attention to detail, meet deadlines, and work both independently and collaboratively.
  • Possess excellent communication skills, with the ability to build and maintain professional relationships with internal and external customers, vendors, and team members, including verbal and written communication.
  • Proficiency in property management software (e.g. Yardi) and Microsoft Office, especially Excel.
