Description

The Lease Accounting team at SITE Centers is looking for a Tenant Recoveries Analyst in Beachwood, OH to reconcile year end common area maintenance (CAM), insurance, real estate taxes and related accounts, and prepares tenant billings. Each day an Analyst will act as a real estate math wizard solving CAM puzzles. The CAM problems and projects differ based on time of year, but would include preparing and completing the year end reconciliations, reviewing and maintaining tenant and property set ups, calculating monthly accruals of anticipated revenue, performing financial analysis of actual and projected recoveries, preparing and completing the following year budgets, and updating the system to reflect new escrow amounts. This Analyst plays a critical role in ensuring our tenant billings are accurate which results in keeping our AR balance and tenant disputes down and allows us to collect on tenant billings quicker. To thrive in this role, we need a detailed-oriented Analyst who takes great pride in the quality of their work with prior experience reading and understanding landlord leases and tenant billings, basic accounting knowledge, and working experience maintaining complex Excel schedules. 


This position works a hybrid schedule in the Beachwood, OH corporate office 3 days a week (Tuesday and Wednesday required), and the option to work from home up to 2 days a week. During the initial 90-day onboarding period, we might encourage being onsite more than 3 days so you can get successfully oriented and trained in your new role. 


The expected salary range for this position is between $53,000 - $65,000. Actual compensation will be based on factors such as scope and responsibilities of the position, candidate's work experience, education/training, job-related skills, internal peer equity, geographical and industry market data, and business considerations and other factors permitted by law.


To be successful in this role, you will need to:

  • Perform year-end reconciliations and billings to tenants for all recoveries including CAM, insurance, real estate taxes and direct utilities outside of CAM (e.g. water/sewer, trash, HVAC)
  • Prepare quarterly billings for CAM ensuring appropriate documentation and explanation of charges is provided in accordance with lease agreements
  • Complete annual roll forwards of CAP's, fixed and other items in accounting software
  • Calculate and prepare yearly recovery budgets, by property, for property accounting and leasing
  • Calculate and bill tenants for monthly estimates of charges based on budgeted expenses
