We’re hiring a Vice President – Maintenance Operations to lead and elevate maintenance execution across our multi-family residential portfolio. This is a hands‑on, sleeves‑rolled‑up enterprise leadership role for someone who loves building strong teams, driving operational consistency, and improving outcomes through clear standards, coaching, and follow‑through.

Starting at $125,000 annually (more based on experience)

In this role, you’ll lead the strategy and the execution: partnering cross‑functionally, coaching Regional Maintenance Managers, identifying opportunities, implementing solutions, and personally monitoring outcomes until improvements are sustained.

What you’ll do:
  • Lead, manage, and coach Regional Maintenance Managers and their teams to deliver consistent, high‑level maintenance operations performance across the portfolio.
  • Align maintenance objectives with organizational vision, financial goals, and resident expectations.
  • Own maintenance operations budgeting, forecasting, and financial analysis across the portfolio.
  • Monitor KPIs (work orders, asset condition, resident satisfaction) and implement corrective action plans until improvement is sustained.
Execute strategic initiatives that improve quality + efficiency
  • Oversee maintenance operations, preventive programs, and capital improvement work through your Regional Maintenance Managers.
  • Ensure compliance with Fair Housing, safety, EPA, HUD, and company standards across communities.
  • Drive process improvements that reduce controllable expenses and advance technology platforms.
Build leaders, bench strength, and accountability
  • Mentor and develop Regional Maintenance Managers; create a culture of accountability and continuous improvement.
  • Build leadership pipeline and succession planning strategies to strengthen talent bench depth.
  • Model organizational values, recognize wins, and address performance gaps promptly.
Strengthen trust with stakeholders
  • Represent the organization internally and externally (team meetings, forums, presentations, industry events) with transparency and credibility.
  • Communicate maintenance performance and strategic direction effectively to stakeholders.

Required Experience & Qualifications:
  • High school diploma or GED required
  • 7+ years supervisory experience in maintenance or facilities management required
  • Residential maintenance operations experience preferred (5+ years preferred)
  • Demonstrated ability to lead and motivate teams (directly and indirectly) to consistent high‑level results
  • Valid driver’s license, reliable vehicle, and insurance required
  • Ability to calculate figures such as percentages, area, and volume
Preferred/Strongly Preferred:
  • Bachelor’s degree in Facilities Management, Engineering, or related field (or equivalent experience)
  • Certifications: CPMT strongly preferred; boilers/HVAC/OSHA desirable or ability to obtain
  • Familiarity with Fair Housing and safety standards
  • Experience with Yardi Property Management Software preferred
  • Advanced proficiency with Microsoft Suite (SharePoint, Word, Excel, Outlook, Teams)
