Job Title: Operations Manager | Residential Property Management 

Location: 141 Bathurst Street, Toronto, ON

Job Type: Full-time, onsite

Reports To: General Manager of Operations


About PMT: Property Management Toronto has been managing rental properties for over 15 years. Today we manage 1,500+ rental doors across the GTA and Southwestern Ontario with a flat-rate model and a 0.7% vacancy rate. We run on a modern stack: AI receptionists answer our phones, automated workflows handle intake and routine follow-up, and our team focuses on the work that actually needs a person.


About the Role: Serving as the vital bridge between senior leadership and front-line employees, the Operations Manager leads our day-to-day residential property management operations and core human resources functions. You will directly lead a cross-functional team of approximately 10 team members while leveraging PMT's advanced automation systems.


Because automation absorbs repetitive admin, this role focuses on high-impact operational leadership, team oversight, process optimization, and regulatory governance. You are responsible for translating high-level strategy into daily execution, ensuring strict adherence to residential property management standards, streamlining tech workflows, and keeping the digital record matched to reality on the ground.


What You'll Own:

Human Resources & Team Leadership

  • Manage, coach, and support a cross-functional team of approximately 10 team members.
  • Oversee full-cycle recruiting, candidate interviewing, onboarding, and employee relations.
  • Handle scheduling, performance reviews, conflict resolution, and accurate, timely payroll processing.

Operational Execution & Automation

  • Direct daily property operations, response times, leasing workflows, and file audits.
  • Work daily in software platforms like LeadSimple, Rentvine, JotForm, Slack, and Google Workspace.
  • Utilize PMT's advanced automation systems to optimize service delivery, clear escalated exceptions, and help decide what processes to automate next.

Regulatory Compliance & LTB Governance

  • Maintain strict compliance with the Ontario Residential Tenancies Act (RTA) and Toronto municipal property standards.
  • Oversee Landlord and Tenant Board (LTB) procedures, including legal notice delivery (N-forms, L-applications).
  • Ensure internal SOP compliance across all property management and HR files.

Vendor & Escalation Management

  • Manage external contractors (HVAC, plumbing, cleaning, etc.) and ensure service contract fulfillment.
  • Serve on the after-hours emergency management rotation to handle critical property escalations.
  • Verify vendor service completion standards and hand accurate information to accounting.

What You'll Need:

  • 3–5+ years of progressive experience in residential property management or real estate
  • 2+ years of direct supervisory or team leadership experience
  • Deep working knowledge of the Ontario RTA, LTB processes, and Toronto municipal property standards
  • Tech-savvy and quick with software: comfortable working alongside AI tools, automated workflows, property management software (Rentvine, LeadSimple), JotForm, Slack, and Google Workspace
  • Clear, professional communication with tenants, landlords, vendors, and internal teams
  • In-office five days a week; this is a hands-on leadership role
