Job description

Live on the Oregon Coast and lead and manage the daily operations of a beautiful boutique motel and RV property. (Housing is included with the job at nominal cost to you).

As the Property Operations Manager, you are the trusted onsite operator for a technology-enabled boutique hospitality property where your organization, accountability, and leadership ensure seamless daily operations and great guest experiences.

This is not a traditional hotel manager position. You have autonomy, managing a well-established beautiful boutique motel and RV property. You are supported by up to date automated and documented systems, operating procedures, and an experienced housekeeping team. Hospitality experience is not required for the position. If you have successfully led people, are a good and thoughtful communicator, are an excellent and organized troubleshooter and are comfortable using technology, this opportunity is a great fit.

Property Operations Manager – Your Job Duties

You will oversee and manage the day-to-day operations of the boutique motel and RV property (10 motel rooms and 8 RV spaces), serving as the onsite manager.

As part of your Management Duties, you will:

  • Send daily texts (and other means of communication as necessary) to guests and manage check in and check out procedures
  • Monitor and manage guest text line and phone line for any and all guest needs (ie: maintenance issues, questions, trouble-shooting, emergencies)
  • Manage and process reservations, cancellations, and guest scheduling through our property management software (which is easy to learn and master)
  • Manage, oversee, and lead housekeeping staff (staff of 3 to 5 housekeepers depending on season of the year) – oversee their hiring/termination, performance reviews, scheduling, and quality control inspections of cleaning work
  • Manage and monitor inventory levels and order operating supplies before inventory runs low
  • Coordinate and recommend local vendors including landscapers, maintenance providers, and repair contractors; manage and oversee their work and summarize the same in reports to owner
  • Address minor Property maintenance needs and manage, coordinate, and oversee larger repairs to the Property, computer and data systems, internet, cable tv, and other systems with local vendors when/as necessary
  • Manage and respond to guests reviews and ratings on several sales channels (Expedia, AirBNB, VRBO, Booking.com, Google, TripAdvisor, Yelp, HipCamp, etc.)
  • Strategically manage marketing efforts through sales channels, Google Ads, Chamber of Commerce, North Bend Airport, golf courses, social media (Instagram/Facebook), and any others marketing channels, existing or additional.
  • Follow established SOPs, checklists, training documents, and Loom videos to maintain consistent operations
  • Report to Property owner (daily/weekly/monthly) with regard to operations and inventories, and report to Property owner within twelve (12) hours of any emergency related to the Property, any guest, or within twelve (12) hours of any impending weather or other potential emergency.

Your Schedule:

Plan to work around 30-35 hours per week, on average, during each week (some hours every day). Daily hours will vary and depend on season, vacancy, property activities and maintenance items that arise. The rest of the time is yours.

Busy season is June – September.

Your Success Looks Like:

You are fully ramped up and trained on our systems, you are independently running and managing all hotel and RV park operations including overseeing the housekeeping, guest schedule, all systems, maintenance, repairs, and inventory. You are reporting a regular status update to the Property owner, and operations are running smoothly.

Property Operations Manager – You Have (Required Skills, Experience & Team Fit)

You have:

  • Ability and excitement to live onsite at the property as resident property management
  • Troubleshooting skills – you are an excellent troubleshooter and problem solver
  • Comfort with technology – you have used technology, MS office systems, email, phone systems, and can troubleshoot guest technology challenges (such as wifi, internet access, cable tv and subscription services)
  • Experience following documented procedures while exercising sound judgment when situations require flexibility
  • Comfort overseeing the housekeeping staff – communicating clearly, managing the activities, schedule, expectations, and overseeing quality maintenance and cleanliness

You might be:

  • Retired, former military service member
  • Experienced with property management, vacation rentals, hospitality, hotels, motels, RV parks, self-storage, facilities management, military leadership, or small business operations
  • Experienced with leading or supervising hourly employees in hospitality, property management, construction, facilities, trades, retail, service, or another hands-on operating environment
  • Experience using hospitality or property management software (Cloudbeds)

Property Operations Manager – Benefits for You

Your base salary will be $50,000 to $65,000 depending on experience, plus included housing.

You will be provided an on-site housing license with the on-site manager unit – a beautifully remodeled and fully furnished 2-story two-bedroom, two-bath manager residence with kitchenette, living room, office with desk, utilities included (water, sewer, gas, internet, and premium television), on the beautiful Oregon coast. The second-floor operations office located within the manager unit will be accessed through the shared door to the manager unit by the Employer, or the Employer's authorized agents, upon twenty-four hours prior notice.

You will also receive paid vacation time of up to two weeks (14 calendar days) per year, employer-paid cellular phone and possible complimentary or discounted lodging for visiting friends and family. Protected, unpaid sick time is provided in accordance with Oregon law. Additional benefits may be available for the right candidate.

You must successfully pass a background check and pre-employment screening prior to start date.
