Property Manager

Charles Towers Apartments – Charles Town, WV

Position Summary

Charles Towers Apartments is seeking an experienced Property Manager to oversee the daily operations at our tax credit, Section-8, senior apartment management located in Charles Town, West Virginia. This position is responsible for property performance, resident satisfaction, financial management, regulatory compliance, staff leadership, and coordinating resident services programs that enhance the quality of life for our residents.

Schedule

  • Monday-Friday
  • 8:00 AM-5:00 PM

Essential Responsibilities

  • Oversee all daily property operations, ensuring compliance with HUD and Section 8 regulations.
  • Supervise, coach, and support on-site team members while promoting excellent customer service.
  • Manage leasing, resident retention, occupancy, and marketing efforts.
  • Monitor property appearance through regular inspections and coordinate maintenance priorities.
  • Collect, deposit, and accurately record property income while managing expenses within budget.
  • Prepare reports, approve invoices, and coordinate vendor services.
  • Assist with annual budgeting and financial performance.
  • Coordinate resident services programs by partnering with local organizations and supporting activities that benefit residents and strengthen the community.
  • Ensure compliance with company policies and all applicable local, state, and federal regulations.
  • Participate in company meetings, special projects, and other duties as assigned.

Qualifications

  • Minimum of three years of property management experience.
  • Minimum two years of LIHTC and project-based Section 8 housing experience required

  • Previous supervisory experience.
  • Experience with budgeting, accounting, and financial reporting.
  • Strong customer service, communication, and organizational skills.
  • Proficient computer skills.
  • Ability to work independently while leading a successful on-site team.
